The Finance Manager is responsible for overseeing the financial operations of the timeshare resort / organization. This includes managing budgets, ensuring accurate financial reporting, overseeing billing and collections related to timeshare ownership, and ensuring compliance with relevant financial and legal regulations. The role requires strong leadership, analytical skills, and experience in hospitality / timeshare financial management.
Key Duties & Responsibilities
- Financial Management & Reporting
- Prepare and present monthly, quarterly, and annual financial statements.
- Monitor, control, and report on budgets, forecasts, and financial performance.
- Conduct variance analysis and recommend corrective measures.
- Ensure compliance with IFRS / GAAP and statutory requirements.
- Timeshare Operations & Revenue Management
- Oversee billing, levies, maintenance fees, and collection of dues from timeshare owners.
- Monitor and reconcile exchange company transactions (e.g., RCI, Interval International).
- Track usage patterns, sales performance, and owner account status.
- Manage credit control and implement debt recovery strategies.
- Internal Controls & Compliance
- Establish and maintain strong internal controls.
- Ensure compliance with local tax, audit, and financial regulations.
- Liaise with auditors, banks, and regulatory authorities.
- Maintain accurate records of timeshare contracts and financial obligations.
- Leadership & Strategic Support
- Support the General Manager and executive team with financial insights for decision-making.
- Develop financial strategies to improve profitability and cash flow.
- Supervise and mentor accounting staff.
- Partner with sales, reservations, and operations teams to align financial processes with guest and owner satisfaction.
- Systems & Process Management
- Manage financial systems (ERP / PMS / timeshare management software).
- Optimize processes for owner billing, payments, and reporting.
- Ensure data accuracy, confidentiality, and integrity.
Qualifications & Experience
- Education
- Bachelor’s degree in Accounting, Finance, or related field (essential).
- Professional qualification such as CA(SA), CIMA, ACCA, or SAIPA (preferred).
- Experience
- Minimum 5–7 years financial management experience, preferably in hospitality, real estate, or timeshare.
- Strong understanding of timeshare / ownership models, levy billing, and revenue management.
- Experience with audits, tax compliance, and financial reporting.
- Background in debt collection / credit control advantageous.
