Job summary

A property management company based in Cape Town is seeking a proactive Building Supervisor to manage daily operations, tenant relations, and maintenance activities. The ideal candidate will ensure the property is clean and compliant while fostering a positive tenant environment. Building Supervisor Brackenfell, Cape Town

CTC:R144 000 R180 000 per annum
Start date:1 November 2025
Reports to:Chief Operating Officer (COO) and Client Portfolio Manager

Role Purpose

Were seeking ahands-on, detail-oriented Building Supervisorto manage daily building operations, rental collections, tenant relations, and maintenance activities.
Youll ensure the property remains clean, secure, and compliant while fostering a positive tenant environment and maintaining excellent service provider performance.

Key Responsibilities

1️ Client Services Management

  • Facilitate unit viewings, assist with leasing, and reduce vacancies.
  • Distribute rental statements and enforce credit control procedures.
  • Manage tenant intake and exit processes, including snag lists and rule briefings.

2️ Service Provider Oversight

  • Supervise cleaning, maintenance, garden, and security teams.
  • Conduct performance reviews and ensure service standards are met.

3️ HR & Team Leadership

  • Recruit, train, and appraise on-site staff.
  • Drive performance and maintain high morale.

4️ Maintenance & Security

  • Coordinate repairs and maintenance with the Maintenance Manager.
  • Oversee cleanliness, security, and incident reporting.

5️ Administration & Reporting

  • Prepare weekly/monthly reports and liaise with head office.
  • Maintain accurate documentation and records.

6️ Social Climate Management

  • Foster a respectful, supportive tenant environment.
  • Address behavioural or community issues proactively.
Minimum Requirements
  • Education:Grade 12 / Matric.
  • Experience:At least 2 years in building or facilities management (maintenance experience required).
  • Availability:Must be available for after-hours emergencies or incidents.
