Overview

Permanent, Work Atlantic Seaboard, Cape Town. Beach Court is a well-established residential block located in Sea Point, Cape Town, comprising 62 units. The body corporate seeks a hands-on, reliable, and organised Building Manager to oversee all daily operations, maintenance, and administrative responsibilities. This is a key on-site leadership role ensuring smooth operations, resident satisfaction, and effective coordination with staff and external service providers. The Building Manager will supervise two on-site staff (cleaner and maintenance assistant) and liaise daily with outsourced security personnel. The successful candidate will be responsible for maintaining high operational standards and supporting trustees in property oversight.

Responsibilities
  • Property Maintenance & Operations
  • Conduct daily inspections of the building and common property
  • Manage minor repairs and preventative maintenance
  • Maintain an approved contractor list and monitor performance
  • Safeguard duplicate keys and access protocols for Trustees and Managing Agents
  • Oversee routine servicing and statutory registers for: Lifts, Fire equipment, Generator/inverter systems, Access control and security systems.
  • Staff & Contractor Supervision
  • Supervise and roster on-site cleaner and maintenance staff
  • Manage leave, attendance, and basic HR tasks
  • Monitor council services and ensure external contractor compliance
  • Oversee contractor work, sign-off, and security protocols
  • Management & Reporting
  • Attend Trustee meetings and AGM as part of the management team
  • Prepare and present a monthly manager’s report
  • Liaise with trustees, residents, and Managing Agent on daily matters
  • Support budget preparation and track expenses
  • Source and review quotes; assist with basic financial oversight.
  • Administration & Record Keeping
Registers & Access
  • Maintain Updated Registers For Renovations and alterations
  • Owner and tenant details
  • Short-term lets including Airbnb
  • Manage access control systems and discs
  • Issue and program access for new residents
Required Skills & Experience
  • Work experience and industry exposure
  • Minimum 3–5 years in building or facilities management (preferably sectional title or residential blocks)
  • Solid knowledge of building maintenance, services, and contractor management
  • Grade 12 (Matric); technical qualification or facilities diploma an advantage
  • Strong Communication and Interpersonal skills
  • Professional and confident in interacting with trustees, residents, and service providers
  • Strong command of English (written and verbal)
  • Ability to handle resident concerns and enforce conduct rules with diplomacy
  • A calm, proactive, and solution-driven approach
  • Excellent Administration and Organisational Skills
  • Computer literacy (MS Office, email, systems management)
  • Familiarity with the Sectional Title Schemes Management Act
  • Strong planning, organisation, and time management skills
  • Proficiency in report writing, record-keeping, and contractor coordination
  • Basic budgeting and quote analysis experience
