Job description

We’re seeking an experienced Asset Manager to maximize return and unlock value across a portfolio of properties.

You’ll lead administrative, financial, capital, and strategic operations for allocated assets, drive revenue growth, optimize budgets, and steer leasing, development, and asset enhancements.

You’ll work with senior stakeholders, manage due diligence, and ensure regulatory compliance, market intelligence, and strong tenant relationships to achieve superior portfolio performance.

Key Responsibilities
  • Financial leadership: develop and implement business plans, own portfolio budgets, ensure monthly performance against budget and benchmarks, and drive revenue maximization.
  • Strategic portfolio management: advise on acquisitions, disposals, upgrades, renovations, development, and re‑engineering to maximize potential.
  • Leasing and tenancy: manage leasing strategy, tenant mix, occupancy targets, and income, including interactions with national / anchor tenants; prepare financials to support lease decisions.
  • Operations and governance: conduct regular property inspections, oversee service providers, manage operating margins, utilities (including solar) and recoveries; ensure regulatory compliance.
  • Reporting and analytics: build and improve BI / reporting for strategic decision‑making; monitor KPIs (foot traffic, turnover density, vacancies, arrears, legal issues).
  • Due diligence and valuations: assist with due diligence for acquisitions / disposals and property valuations; contribute to project integration with Asset Management.
  • Stakeholder and relationship management: cultivate strong relationships with tenants and high‑profile stakeholders; negotiate/contracts as needed.
  • Project collaboration: drive building projects with the Projects / Facilities team; oversee market research and marketing strategy for target tenants.
Requirements
  • Tertiary qualification in Property Studies or CA(SA); 57 years relevant experience; valuations and property development experience a plus.
  • Strong analytical, organizational, and commercial acumen; highly proficient in MS Word, Advanced Excel, and PowerPoint.
  • Proven negotiation skills with high‑profile stakeholders; detail‑oriented and proactive.
  • Excellent verbal and written communication; strategic, problem‑solving mindset; team player with results orientation.
  • Ability to work independently, build relationships, and manage a portfolio end‑to‑end.
