Job summary

JLL in San Antonio, TX is seeking a Maintenance Mechanic to manage facilities maintenance, coordinate with vendors, and support site operations. The role focuses on preventive maintenance, repairs across mechanical, electrical, and plumbing systems, and ensuring compliance with JLL standards.

The position requires at least a high school diploma, 2+ years in HVAC or related field, and the ability to operate a scissor lift up to 40 feet.

• Strong customer service orientation and the ability to professionally respond to tenant requests.

• Lighting maintenance.
• Loading ramp maintenance.

Responsibilities

• Perform preventive maintenance and repairs on all mechanical, electrical, and plumbing systems owned by the client, including air handling units, controls, lighting, and general plumbing repairs.
• Respond to trouble ticket/work order requests quickly and with a positive attitude.
• Prepare concise email updates on current project status for the JLL team.
• Perform general repairs, maintenance and replacement of mechanical components including plumbing and electrical/lighting.
• Maintain records and logs related to preventative maintenance and system operations.
• Inspect facilities, identify discrepancies, generate work requests, and track lifecycle of equipment.
• Coordinate with engineering toward the property’s success and support JLL's EHS culture.
• Perform all PMs and RM's within the work order system and ensure safety compliance.

Monday - Friday, 1st shift

Maintenance Mechanic

The Warehouse Maintenance Mechanic will be responsible for facilities management, assisting the Site Lead with the delivery of quality facility management services. This role will coordinate and manage client requirements and service delivery to ensure satisfaction.

This position will manage preventive maintenance and troubleshooting work at a site level. This will include working with site personnel to complete the necessary work within JLL standards and guidelines.

The position will also include performing & coordinating with vendors, repair & maintenance work on mechanical, electrical, plumbing, building automation systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property.

Essential Functions:

• Perform preventive maintenance and repairs on all mechanical, electrical, and plumbing systems owned by the client, including, but not limited to air handling units, air distribution equipment, controls, lighting, lighting control systems and general plumbing repairs


• Respond to trouble ticket/work order requests in a speedy fashion with positive attitude


• Compose concise, clear email communication regarding current status of on-going projects and inform JLL team members when appropriate


• Perform general repairs, maintenance and replacement of mechanical components including, but not limited to: plumbing and electrical/lighting


• Maintain records, operation logs and files where appropriate, to include, preventative maintenance logs, tasks, pasts inventory, operating procedures, Methods of Procedures documentation (MOPs) inspection logs etc.


• Inspect all facilities on continuous basis, identify discrepancies, generate work requests, manage related vendors as appropriate, recommend future repair & maintenance projects and track life cycle of equipment


• Work with engineering team toward the success of the property


• Supports JLL and clients EHS culture


• Performs detailed site inspections and manages the outcomes


• Support JLL's Operational Compliance Program


• Perform all PM's. RM's within the work order management system


• Promote a safe working environment


• Develop and maintain positive relationships with client


• Coordinate scheduling of work with vendors and client schedules, when required

• Must be a team player committed to working in a quality environment. Will require daily interaction with teams in person, on the phone, or via email to perform the job

Essential Physical Abilities

• Lift up to 50 lbs.


• Walks up and down stairs for inspections


• Perform site inspections


• Cleaning inspections require getting on hands and knees to inspect inaccessible areas


• Ability to work weekends and extended hours


• Climb ladders to adjust airflow and make inspections above ceiling, when required
