Job summary

About The Role

As a CBRE VAS First Vice President, you will independently prepare market value appraisals on real estate assets with review by a Managing Director or Senior MD. You will prepare real estate appraisal reports from start to finish, perform detailed appraisal analysis to value real estate with the highest quality of work product, mentor trainees, and develop new client relationships to sell your own work and the work of appraisers nationwide.

What You’ll Do
  • Research and analyze property information by collecting, verifying, and analyzing data regarding inventory of similar properties, sales and listings, vacancies and offerings, absorption rates, demand studies, social, economic, governmental, and environmental characteristics, restrictions, encumbrances, covenants, contracts, declarations, special assessments, ordinances, cost and depreciation, income/expense and capitalization rate, history of ownership, and use of the property.
  • Identify the value to be estimated by speaking with clients regarding appraisal requests, the problem to be solved, and the scope of the project, such as mortgage financing, insurance replacement cost calculation, estate valuation, tax appeals, equitable distribution, corporate employee relocation, investment, or sale.
  • Determine valuation method by selecting the appropriate approach and techniques for valuing the property, i.e., cost, direct sales comparison, and income capitalization; identifying property characteristics and attributes.
  • Prepare an appraisal report describing physical and economic property characteristics, appraisal procedures used, and information analyzed; disclose extraordinary assumptions, and hypothetical and limiting conditions; present supportive reasoning.
  • Sell a significant amount of work to be completed by yourself and others in the line of business.
  • Contribute to overall organizational goals by adding to the database, setting up a library, specializing in unique real estate markets, mentoring trainees, and engaging in client development.
  • Maintain the organization’s reputation by conforming to the Uniform Standards of Professional Appraisal Practice (USPAP) and keeping information confidential.

  • Bachelor’s degree required; master’s degree preferred.
  • A minimum of 12 years of commercial appraisal experience and 3 years of commercial appraisal review experience; right-of-way experience is a plus.
  • Must have a General State Certification/License and MAI designation.
  • Ability to comprehend, analyze, and interpret business documents; respond to critical issues; write reports, manuals, speeches, and articles using a distinctive style.
  • Above‑average knowledge of financial real‑estate terms and principles; complete understanding of approaches to value real‑estate assets.
  • Ability to solve problems and deal with a variety of options in situations; draw on the analysis of others and make significant recommendations to the operation.
  • Must be proficient with Argus, MS Word, and MS Excel; strong writing skills.
  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
