Job summary

Premier Island Management Group is seeking an Unit Maintenance Engineer II HVAC for Portofino properties in Pensacola Beach, FL. The role focuses on performing maintenance and repairs of HVAC systems in both residential and commercial units.

The candidate should have an EPA license (Type I & II preferred) and 3–5 years of residential HVAC experience, with a high school diploma and vocational training encouraged. The position is full-time year-round with a pay rate of $25.00 per hour.

Qualifications

• EPA Regulations compliance through records, PM checklists and unit inspections.
• 3–5 years of residential HVAC experience preferred.
• EPA 608 Type I & II minimum; universal certification preferred.
• High school diploma required; vocational training preferred.
• Ability to read and interpret written instructions and reports; ability to write reports and work orders.

Responsibilities

• Perform trade maintenance and repairs in units and common areas.
• Maintain and repair HVAC systems on Portofino properties, including residential and commercial units.
• Perform repairs in units and complex repairs in common areas.
• Assist with tower and lifestyle center maintenance.
• Work with vendors and contractors in units and common areas.
• Perform PM on HVAC systems as requested by owners.
• Special HVAC projects and new installs.

Universal EPA License, minimum 5 years residential HVAC experience.

• Summary of the main function/purpose of the position:To perform trade maintenance and repairs in units and common areas. This position will also perform maintenance and repairs of HVAC systems on Portofino properties, including both residential and commercial units.
• Perform repairs in units.
• Complex repairs in common areas.
• Assist with tower maintenance and lifestyle center maintenance.
• Special projects.
• Working with vendors and contractors in units and common areas.
• Perform HVAC repairs and maintenance for individual units and common area systems.
• Perform PM on HVAC systems as requested by the owners.
• Special projects, including but not limited to HVAC repairs and new installs.

Occasional duties or projects which may be performed at irregular intervals:

• Hurricane preparation for the entire property
• Unloading trucks.
• Any other tasks as assigned by the management.
• Assistance for a maintenance electrician

III. Accountability: Areas in which the position is accountable/responsible:

Records:Maintenance work orders, PM checklists, unit inspection sheets, and any record to comply with the EPA Regulations.

Safety: Perform all assigned tasks safely.

Customer Service:Assist owners and guests with any needs.

Dept.Specific: units and common area repairs / HVAC repairs, and maintenance

V. Educational and/or equivalent in experience requirements:

High school diploma required.

Vocational training preferred

HVAC field experience 3-5 years preferred

Specialized or technical educational requirements:

• Advanced maintenance skills required: basic appliance repairs, minor carpentry, minor electrical, drywall repairs and finishing, painting, basic plumbing repairs, and other typical maintenance tasks.
• Ability to read, analyze, and interpret written instructions and reports
• Ability to organize and write reports and work orders. Ability to effectively present information and respond to questions from managers and customers.
• Ability to solve practical problems. Ability to interpret a variety of instructions when furnished in written, oral, or scheduled form.

Certification or licensing requirements:

EPA608 Type I & II minimum, Universal Certification preferred

Trade certification is a plus (HVAC, Construction, Etc)

VI. Specialized equipment or machines used in the course of the duties of the position.

Ability to operate power tools and hand tools. Ability to operate specialty equipment such as dingo tractor, power blower, etc. in a safe and efficient manner.

While performing the duties of this job, the employee is regularly required to use hands and is required to talk and hear. The employee is frequently required to stand, sit, and walk. The employee may occasionally be required to reach with hands and arms. Specific vision abilities required by this job include close vision, peripheral vision, and the ability to adjust focus. Ability to lift up to 50 lb.
