Entity Finance Underwriter

The Entity Finance Underwriter is responsible for performing comprehensive credit underwriting and portfolio management across complex entity-level real estate transactions, including private and institutional real estate funds, homebuilders, real estate operating companies (REOCs), and subscription/capital call facilities. This role applies advanced financial, structural, and risk analysis to assess borrower creditworthiness, evaluate repayment capacity, and structure transactions in alignment with internal credit policy, regulatory expectations, and market standards.

Key Responsibilities
  • Identify key credit risks and develop appropriate mitigants: detailed financial analysis and projection review, structural features (covenants, borrowing bases, advance rates), investor eligibility and concentration limits, assign and justify internal risk ratings, ensure consistency with policy and underwriting guidelines, provide recommendations on deal structure, sizing, and terms to optimize risk‑adjusted returns.
  • Work independently with little or no oversight. Exercise exception and elevated approval authority. Prepare loan offerings for all types of transactions at any level of complexity or manage a portfolio as assigned. Provide recommendations for credit structuring. Serve as subject‑matter expert for certain asset classes.
  • Use independent judgment to identify risks and mitigants; prepare offerings and/or scorecards (risk ratings) by analyzing credit, collateral strength, and financial worthiness of loan/transaction parties. Perform ongoing credit risk management for the assigned portfolio when relevant. Coach or review the work of other underwriters and fill in for manager as required.
  • Contact internal/external customers and other parties as appropriate to gather information and clarify inconsistent, incorrect or missing information. Perform relevant pre‑approval and post‑approval activities.
  • Identify and confirm all external regulatory requirements. Ensure internal policies/procedures are followed.
  • Make recommendations or decisions on credit decisions as appropriate.
  • Possess knowledge of IRS Code Sections 42 and 47, equity structures and documentation, market research (including onsite inspections and market comp analysis), and third‑party or external guidelines.
Employee Expectations
  • Customer Focused – Knowledgeable of the values and practices that align customer needs and satisfaction as primary considerations in all business decisions and able to leverage that information in creating customized customer solutions.
  • Managing Risk – Assessing and effectively managing all of the risks associated with their business objectives and activities to ensure they adhere to and support PNC’s Enterprise Risk Management Framework.
