The Michaels Organization is seeking a Turn Maintenance Supervisor to coordinate the turnover of housing units, supervise staff and contractors, and ensure each home is delivered in a uniform, occupancy-ready condition. The role emphasizes scheduling, safety, and contract compliance within a busy, hands‑on environment.

• Maintain service records and ensure safety and contract compliance.
• Prioritize daily workload to meet occupancy delivery targets and ensure efficiency of the Turn Staff and vendor services.
• Collaborate with Supervisors of work order techs and Community Management to ensure consistent turnover quality.
• Perform other duties as assigned.

The Turn Maintenance Supervisor is responsible for the scheduling and the quality and control of change of occupancy housing units between residents. The Supervisor is responsible for supervising all employees and contractors directly related to the task of turning homes. The Supervisor schedules all homes in turn, assigns inspectors and contractors, provides contract compliance, assures safety, and provides training procedures. He/she works daily with the Supervisors of the work order technicians in the various areas and works hand-in-hand with the Community Management and Leasing staff to assure homes are received, turned and delivered back in a uniform and acceptable condition ready for occupancy.

Responsibilities

• Work directly with team members and vendors to diagnose, assess and assign repair issues including electrical, plumbing, HVAC, appliances, water intrusion, tile, carpet, walls and flooring, interior and exterior painting and cleaning.
• Will assure the exterior of the homes and yards are addressed to include the adjacent landscape.
• Maintain service records.
• Follow up on unresolved customer service issues to ensure resolution.
• Prioritize and manage the daily workload to ensure successful completion. Maintain policies and procedures; ensure efficiency of the Turn Staff, quality of vendor service, response times, inspections, and scheduling necessary to meet all delivery targets.
• Perform other duties as assigned.

Qualifications

Required Experience

• Technical experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air-conditioning.
• Must have a proven ability to lead a team and deliver quality service.
• Must be able to pass background investigation and drug test screening.

Required Education/Training

• High School Diploma or GED.
• Valid Driver’s License and acceptable driving record.
• All specific certifications required by law.
• Must successfully complete all required courses, classes, and training provided by MMS.

Required Skills and Abilities

• Must be experienced in operating computer systems to maintain and track service tickets, inventory and maintenance records.
• Must be able to maintain and understand contracts.
• Work within site database reporting system and provide daily email communication with others.
• Must be proficient in Microsoft Excel.
• Must be able to work in a fast-paced and customer service-oriented environment.
• Perform duties under pressure and meet deadlines in a timely manner.
• Exercise problem-solving skills.
• Interact with co-workers, vendors, residents, guests, and the public in a professional and pleasant manner.

Working Conditions

• Must be able to work 40 hours per week. Occasional overtime hours may be required.
• Working in a maintenance environment may result in occasional exposure to dust, fumes, solvents, adhesives, variable lighting conditions and noise.
• Must be able and eligible to drive a company vehicle for completing resident service requests, picking up replacement parts and supplies from warehouses and vendors, and inspecting grounds.

Salary Range Information

The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
