Job summary

SFR3 Fund seeks a Turn Maintenance Technician to service properties in the Columbus, GA area. You will inspect, repair, and maintain homes, focusing on turnovers and tenant-ready readiness. You’ll travel between communities daily and document conditions with mobile devices.

Requirements include 3+ years in residential maintenance, own vehicle and tools, valid driver’s license, and successful background check. Strong carpentry and basic HVAC/electrical/plumbing are a plus.

Qualifications

• 3+ years hands-on residential maintenance (painting, cleaning, carpentry)
• Own truck/van and your own hand tools (tool reimbursement + $0.76/mile)
• Valid driver’s license; live within reasonable distance of city
• Background check; crawlspaces, slab houses, 50 lbs

Responsibilities

• Perform general maintenance and repairs with a focus on property turnovers (turns)
• Emphasis on carpentry (painting, cleaning, laying LVP, sheetrock, drywall)
• Travel from home to home within your metro daily
• Conduct property inspections, secure homes, and complete vacancy/wellness checks
• Handle minor pre-renovation repairs, utility inspections, and basic troubleshooting
• Manage move-in/out meetings and property turnovers
• Maintain and document property conditions using handheld technology (e.g., iPad, iPhone)

Turn Maintenance Technician – Columbus, GA

$25-26/hr · Guaranteed 40 hrs/week · $0.76/mile vehicle / gas reimbursement · Quarterly performance bonus

The deal, up front:

• Guaranteed 40 hours — if the work orders run short, we pay you anyway


• $0.76/mile covering gas + vehicle wear (you drive your own truck or van)


• Quarterly bonus tied to your performance — your bonus is math, not politics

As a Turn PE, you’ll play a key role in ensuring tenant satisfaction by inspecting, repairing, and maintaining homes. You’ll proactively identify and address issues, setting the standard for our relationship with tenants through excellent service and communication.
