Job summary

DTN Management seeks a Traveling Maintenance Supervisor to lead onsite service teams across Michigan communities. This role oversees maintenance, budgets, and capital projects while traveling regularly to properties throughout the state.

You will coach staff, ensure safety, and uphold DTN standards in a dynamic, high‑exposure environment. The ideal candidate has strong HVAC knowledge, EPA certification, and proven supervisory experience, with excellent communication and organizational skills.

Qualifications

  • 4+ years of maintenance repair/tech experience or related supervisory roles.
  • HVAC knowledge with EPA certification is required.
  • Strong communication and leadership abilities essential.

Responsibilities

  • Leading and supporting onsite service teams.
  • Overseeing maintenance and preventive maintenance of all building systems.
  • Managing property maintenance budgets; negotiating contracts for goods, services, and capital projects.
  • Coaching, training, and accountability for service team members; completing resident work orders.
  • Maintaining curb appeal, grounds, and snow removal at communities.
  • Ensuring all communities operate safely, efficiently, and per DTN standards.
  • Hire, train, and discipline direct reports.
  • Provide recommendations for property needs and capital replacements.
  • Schedule repairs, turnover, and capital projects within budgets.
  • Plan daily/weekly/monthly strategy for customer service and work orders.
  • Perform daily pool/spa inspections and ensure water quality.
  • Comply with safety and hazardous communication standards.
  • Maintain records for work orders and inspections.
  • Demonstrate leadership and uphold confidentiality and Fair Housing guidelines.

Job Title: Traveling Maintenance Supervisor

Job Summary

Our Service Department is dedicated to preserving the quality, appearance, and long-term value of each DTN community. As a Traveling Maintenance Supervisor, you will provide leadership and hands‑on operational support across DTN's portfolio of communities throughout Michigan. This role will lead and partner with onsite teams to ensure exceptional service, maintain asset integrity, and uphold DTN's high standards during staffing transitions, special projects, lease‑ups, and periods of increased operational need. As the Traveling Maintenance Supervisor, you are not only a brand liaison but a DTN ambassador to both team members and the residents we serve. This position requires regular travel to communities throughout Michigan and offers the opportunity to make a meaningful impact across a diverse portfolio while representing the DTN brand with professionalism, collaboration, and respect.

As a Traveling Maintenance Supervisor, your primary responsibilities include, but are not limited to:
  • Leading and supporting onsite service teams
  • Overseeing maintenance and preventative maintenance of all building systems
  • Managing property maintenance budgets; negotiating contracts for goods, services, and capital projects
  • Coaching, training, and creating accountability for service team members; completing resident work orders
  • Maintaining exceptional community curb appeal/grounds/snow removal
  • Ensuring all communities operate safely, efficiently, and in accordance with DTN standards
  • Hire, train, evaluate, and appropriately discipline all direct reports
  • Provide regular recommendations for property needs, including but not limited to, capital replacements, deferred maintenance, system’s needs, and improvement to customer service related to the service department
  • Schedule all repairs, move‑in turnover, capital projects to be completed pursuant to annual operating budget and/or need
  • Plan and execute daily, weekly, and monthly strategy for maintaining customer service, work order completion, capital replacements, preventative maintenance, and site inspections
  • Perform daily pool/spa inspections (in season) to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements
  • Comply with all established site safety and hazardous communication standards
  • Service and maintain independently all building systems and building components including electrical, plumbing, carpentry, drywall installation and repair, HVAC systems and appliances
  • Maintain accurate records for all work orders, preventative maintenance and site inspections
  • Demonstrate leadership in all interactions and in performance of essential job duties
  • Abide by all local, state and federal Fair Housing guidelines
  • Maintain confidentiality of co‑workers, management, owners, past and current residents, vendors, and all outside contacts
Core Candidate Qualities:
  • High school diploma and/or equivalent work experience
  • 4+ years’ experience as a maintenance repair technician, building contractor and/or trade school certificate of completion
  • Expert in repairing apartment building systems and maintenance to all components including plumbing, electrical, carpentry, HVAC and appliances demonstrated through passing maintenance application testing
  • HVAC knowledge and Universal EPA certification required
  • Previous supervisory experience preferred
  • Positive attitude and good verbal and written communication skills
  • The ability to communicate effectively and efficiently with residents, coworkers, supervisors and vendors
  • Reliable transportation to get to work and respond to on call emergencies
  • The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds consistently
  • Availability to respond to after‑hours emergencies and on call work orders
  • Basic tools required for maintenance
  • Language skills: Ability to read and interpret directions, manuals, instructions and company documents
  • Proficient with the use of electronic devices including tablets and computers, including Microsoft Windows and Office products

Expected Schedule:

Monday - Friday (8:30AM - 5:30PM) - Weekends and on call may be required based on business needs and during student housing changeover.
