Job summary

Qualifications

• Bachelor’s Degree from accredited program and 4 years of related experience or equivalent combination
• Read, understand, and interpret contract documents, drawings, specifications, scopes of work and project schedule
• Utilize BIM and lean approaches in project delivery
• Professional written and verbal communication skills
• Demonstrate leadership and interpersonal relationship building skills
• Proficient in computer applications and MS Office

Responsibilities

• Manage, evaluate, and assess information necessary to construct project scope on time, within budget, and to quality as specified by contract documents.
• Resolve issues related to plans and specifications to avoid delays, working with base team, architects, subcontractors, consultants, suppliers, inspectors and owner’s representatives.
• Manage project budget through Change Order Management; gather productivity data to reconcile budget.
• Apply general knowledge of estimates, contract, and subcontract documents to ensure drawings relate to the estimate.
• Ensure timely release of materials and equipment to meet construction schedule; publish delivery dates to suppliers and team.
• Collect invoices and assist with pay application development, and gather time sheets for billing verification.
• Develop reports for ORM, Profit Plan, and CAB.
• Distribute schedule, scope details, and information required for construction to parties.
• Manage submittals and shop drawings; coordinate with trades to resolve conflicts in interpretation of documents.
• Negotiate change orders and manage changes; obtain approvals and resolve conflicts.
• Oversee closeout process and prepare final records (RFI, O&M manuals, warranties, as-builts).
• Supervise staff and provide input on performance appraisals; approve timesheets.
• Prepare Scope of Work documents for trades.
• Develop General Conditions Items, labor, safety, Change Order logs and QC reports.
• Schedule and manage meetings for subcontractor coordination, preconstruction, and submittal reviews.
