Job summary

Fidelity National Financial seeks an experienced onsite Title Manager with commercial experience to join our Thurston and Mason County team in Lacey, WA. Candidates should have 3+ years’ examining experience and will review title records to determine ownership, liens, and insurability of title commitments.

You will prepare title commitments, resolve title issues with escrow and legal counsel, and communicate with lenders and customers while upholding underwriting standards and regulatory

Qualifications

  • 3+ years of commercial title examining experience.
  • Strong knowledge of title examination principles and underwriting standards.
  • Excellent analytical and problem-solving skills.
  • Ability to manage multiple files and meet deadlines.
  • Proficiency with title software and public record systems.

Responsibilities

  • Examine title searches and public records to determine ownership.
  • Review deeds, mortgages, liens, easements, judgments, plats, and other recorded documents.
  • Identify title defects and determine requirements and exceptions.
  • Prepare accurate title commitments and reports.
  • Coordinate with escrow, legal counsel, and customers.
  • Communicate with escrow officers, lenders, attorneys, and internal team members.
  • Maintain compliance with underwriting guidelines and regulatory requirements.
  • Manage multiple files and deadlines.

Candidates should have 3, or more years’ examining experience. This position is responsible for examining and analyzing title records to determine ownership, identify liens, encumbrances, and other matters affecting title, and ensure accurate and insurable title commitments. The ideal candidate has strong knowledge of the title industry, exceptional analytical and problem-solving skills, excellent time-management abilities, and experience working with complex property types.LOCATIONThis position is onsite based in Lacey, WA.DUTIES & RESPONSIBILITIESExamine and analyze title searches, public records, and legal documents to determine property ownership and conditions affecting title.Review deeds, mortgages, liens, easements, judgments, plats, and other recorded documents.Identify title defects, clouds, and potential risks and determine appropriate requirements and exceptions.Analyze complex property issues, including legal descriptions, boundary issues, multi-parcel properties, commercial properties, and prior conveyances.Prepare accurate title commitments, reports, and supporting documentation.Resolve title issues through research, corrective actions, and coordination with escrow, legal counsel, and customers.Communicate clearly and professionally with escrow officers, lenders, attorneys, and internal team members.Maintain compliance with company standards, underwriting guidelines, and regulatory requirements.Manage multiple files simultaneously while meeting deadlines and maintaining a high level of accuracy.Utilize title production systems and county recording systems efficiently.MINIMUM REQUIREMENTSHigh School Diploma or equivalent.3+ years of commercial examining experience required. Washington State experience preferred.Strong knowledge of title examination principles, practices, and underwriting standards.Excellent analytical and problem-solving skills with strong attention to detail.Proven ability to manage time effectively and prioritize workloads in a fast-paced environment.Experience examining complex properties and transactions.Strong written and verbal communication skills.Ability to work independently as well as collaboratively within a team.Proficiency with title software and public record systems. Title Point – Property Insight System used for searching and Softpro System for processing title commitments and polices.COMPENSATION & BENEFITSFNF, its affiliates, and subsidiaries carefully considers multiple factors to determine compensation, including a candidate's education, training, specialty, experience, and work location. Based on location and job-related factors such as skillset and experience, this position has the potential to earn compensation in the range of $65,000.00 – $100,000.00 annually. Actual rate may vary within the range provided, depending on a number of factors, including skillset, experience and location.
