Job summary

HNM Systems in Phoenix, AZ is seeking an experienced Title Agent to support Right of Way acquisition and land rights for infrastructure projects. You will research land ownership, review title records, and coordinate with internal and external stakeholders to meet project requirements.

The ideal candidate has strong title research skills, ability to navigate complex property ownership issues, and a track record of delivering accurate documentation on time for permitting and construction teams.

Qualifications

  • Bachelor's degree or equivalent Right of Way experience.
  • Knowledge of Right of Way, title research, permitting, and due diligence.
  • Experience researching public records, deeds, plats, title records.
  • Ability to read and explain project plans and land documents.
  • Strong analytical and communication skills.
  • Valid driver's license and clean driving record.

Responsibilities

  • Identify land and property ownership through public records research and county courthouse investigations.
  • Research, review, and analyze title records, identify title defects, and recommend curative actions.
  • Review plats, civil plans, subdivision maps, and GIS systems to verify parcel ownership and vesting information.
  • Research permits required for the construction and maintenance of infrastructure facilities.
  • Review, prepare, analyze, and interpret deeds, easements, leases, licenses, permits, and other land-related agreements.
  • Serve as a liaison between customers, government agencies, municipalities, developers, and internal project teams.
  • Support the resolution of encroachments, landowner concerns, and property-related issues.
  • Assist with the acquisition of Right of Way and other property interests needed for infrastructure projects.
  • Produce and review documentation necessary to secure project approvals.
  • Coordinate with title, survey, engineering, design, and construction teams.
  • Maintain accurate parcel files, landowner records, and project documentation.
  • Enter and manage project information within project management systems.
  • Conduct land research involving federal, state, and local agencies, including historical property investigations.
  • Support easement acquisition activities involving both public and private property interests.
  • All other duties as assigned.

Overview

Our customer is seeking an experienced Title Agent to support Right of Way acquisition and land rights activities for infrastructure projects. This position is responsible for researching land ownership, reviewing title records, supporting easement acquisition efforts, and coordinating with internal and external stakeholders to ensure project requirements are met.

The ideal candidate possesses strong title research and Right of Way experience, outstanding analytical skills, and the ability to navigate complex property ownership issues and land-related documentation.

Key Responsibilities
  • Identify land and property ownership through public records research and county courthouse investigations.
  • Research, review, and analyze title records, identify title defects, and recommend curative actions.
  • Review plats, civil plans, subdivision maps, and GIS systems to verify parcel ownership and vesting information.

Required Qualifications
  • Bachelor's degree from an accredited college or university and/or equivalent Right of Way industry experience.
  • Knowledge of Right of Way acquisition, title research, permitting, due diligence, public relations, and project support.
  • Experience researching public records, deeds, plats, title records, and property ownership.
  • Ability to read, interpret, and explain project plans and land-related documents.
  • Strong problem-solving and analytical skills.
  • Excellent verbal and written communication skills.
  • Strong interpersonal and conflict-resolution abilities.
  • Ability to manage multiple tasks and deadlines in a fast-paced environment.
  • Understanding of the financial impact of project decisions.
  • Advanced Microsoft Office and Google Workspace skills.
  • Valid driver's license and satisfactory driving record.
Preferred Qualifications
  • Extensive experience conducting full title searches and title curative research.
  • Commercial real estate research experience.
  • Experience with historical property research, including century-plus title investigations.
  • Experience researching land ownership through BLM, Army Corps, ASLD, or similar agencies.
  • Easement acquisition experience involving public and private property rights.
  • GIS mapping and parcel research experience.
  • Telecommunications, utility, or infrastructure project experience.
Work Environment / Additional Information
  • Position may require courthouse visits, public records research, stakeholder meetings, and project-related travel.
