Job summary

J.P. Morgan Natural Capital, based in Portland, seeks a Valuations Associate to deliver timely valuation analysis for timberland assets and related investments.

You will work with Acquisitions, Operations, Portfolio Management, and Accounting teams to support dispositions, acquisitions, and performance reporting. Responsibilities include building cash flow models, reviewing third-party appraisals, and developing forest planning analyses using TIM.

Qualifications

• Advanced degree in Forestry, Natural Resources, or closely related field, plus 3+ years of experience, or an equivalent mix of education and experience.
• Demonstrated experience in timberland financial analysis and modeling.
• Knowledge of forest product markets, inventory, growth, yield, operations, and silviculture.
• Ability to collaborate across disciplines and locations; strong communication skills.

Responsibilities

• Develop discounted cash flow models for dispositions and acquisitions of timberland assets.
• Maintain internal valuation models and support financial reporting.
• Analyze regional operating and economic assumptions for valuation models.
• Assist in review of third-party appraisals and provide valuation analyses for underwriting.
• Support forest planning models and analyses using harvest scheduling software.
• Prepare executive summary materials for investment analytics; contribute to tools and reporting enhancements.
• Represent the team and maintain positive relationships with internal and external stakeholders.
