Job summary

Savant Senior Living is seeking a Maintenance Director to oversee the facilities infrastructure, equipment, and grounds in Costa Mesa, CA. You will lead a maintenance team, plan preventive tasks, manage vendors, and ensure safety and code compliance for residents and staff.

The role requires 3–5 years of supervisory maintenance experience, strong knowledge of plumbing, electrical, HVAC, and carpentry, and readiness to handle on-call emergencies.

Qualifications

  • At least 18 years of age.
  • Health Screening, TB Clearance, and Criminal Record Clearance required.
  • First Aid/ CPR certification preferred.
  • California regulatory compliance knowledge is beneficial.
  • Strong supervisory experience in facilities maintenance.

Responsibilities

  • Plan and execute regular maintenance tasks across plumbing, electrical, HVAC, carpentry and general repairs.
  • Develop and implement a preventative maintenance program to extend equipment life.
  • Manage the maintenance department budget, procurement, and cost control.
  • Inspect facility for safety, code compliance, and repair needs.
  • Create and implement emergency response protocols and be on-call as needed.
  • Oversee exterior upkeep: landscaping, parking areas, and walkways.
  • Maintain inventory of tools and supplies; ensure adequate stock.
  • Respond to maintenance requests and emergencies promptly and effectively.
  • Document work orders, repairs, and expenditures.
  • Supervise external contractors and vendors for projects.
  • Collaborate with other departments to ensure a safe, comfortable environment for residents and staff.

Job description

The Maintenance Director is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds. This position plays a crucial role in ensuring the safety, comfort, and well-being of our residents by maintaining a well‑kept operational environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

In addition to all components of the above position summary the following “Essential Duties and Responsibilities” are essential to successful performance in this position

  • Plan and execute regular maintenance tasks, including plumbing, electrical, HVAC carpentry, and general repairs to ensure the facility’s optimal functionality.
  • Develop and implement a preventative maintenance program to extend the lifespan of equipment and systems.
  • Develop and manage the maintenance departments’ annual budget, overseeing procurement and ensuring cost‑effective operations.
  • Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues.
  • Develop and implement emergency response protocols for facility issues; be available for emergency maintenance needs.
  • Oversee the upkeep of the facility’s exterior, including landscaping, parking areas, and walkways.
  • Manage the facility’s inventory of maintenance supplies and equipment, ensuring adequate stock levels.
  • Respond promptly to maintenance requested and emergencies, addressing issues in a timely and effective manner.
  • Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures.
  • Oversee external contractors and vendors specialized for maintenance projects.
  • Collaborate with other departments to ensure a seamless and well‑coordinated environment for residents and staff.
  • Strive to create a safe, comfortable, and aesthetically pleasing environment for residents and staff.
  • Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations.
SUPERVISORY RESPONSIBILITIES
  • The incumbent in this position will have direct reports.
EDUCATION/EXPERIENCE/CREDENTIALS
  • At least 18 years of age.
  • Required Health Screening, TB Clearance, and Criminal Record Clearance.
  • Any special licenses, certifications, and certificates (First Aid/ CPR Certified)
  • Special skills needed to meet client needs [California Code of Regulations Sections: 85065(f)/87411(g)]
  • High school diploma or equivalent; trade school or vocational training in maintenance‑ related fields is preferred.
  • Proven experience in maintenance and facility management with a minimum of 3-5 years in a supervisory role.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices,
  • Familiarity with building codes, safety regulations, and compliance requirements.
  • Proficiency in using maintenance management software and tools.
  • Flexibility to handle on‑call duties and respond to emergencies outside of regular business hours.
