Asset Living is a third-party management firm with decades of experience delivering value to partners. The company’s portfolio spans multifamily, single-family rentals, affordable housing, build-to-rent, active adult, and student housing divisions.

Temporary Position

Temporary Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities cover personnel, leasing, maintenance, financial, administration & risk management. On-site leadership ensures compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities
  • Personnel Management
  • Regular/daily on-site attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and quality performance through supportive leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Aim for high net operating income through cost control and revenue & leasing improvement; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor timely deposits, rent collections, and charges; ensure timely submission
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plans and utilize marketing strategies & systems
  • Ensure effective leasing techniques, closure, follow-up, documentation, and reporting systems
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., functions, promotions, monthly newsletter)
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure administrative & leasing reporting is accurate, complete, and submitted timely
  • Lead on-site emergency response; coordinate with staff and residents per company guidelines to minimize liability
  • Maintain excellent customer service and monitor maintenance service turnaround
  • Maintain property appearance; perform regular inspections and tours
  • Plan and manage property resources, equipment, and supplies; obtain bids and manage vendor relations
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timely completion
Education/Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ housing industry experience; or one to two years related experience and/or training; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regularly communicates with others and may require repetitive motions; ability to work overtime, weekends, and night hours (emergencies)
  • May remain stationary or move between worksites; navigate stairs, ladders, and varied environments
  • Ability to lift/move up to 25 lbs; operate machinery or vehicles; work in various temperatures and outdoor conditions
License/Equipment
  • Must have reliable transportation due to on-call requirement

Compensation and benefits information is provided in the offer and total rewards package, including medical, dental, vision, life, disability insurance, 401K with employer match, and potential bonuses. Full-time employees may receive paid sick days and holidays.

Salary Range

$25 per hour to $30 per hour
