Job description

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Key duties include:

  • Repairing flooring, drywall, appliances, plumbing, electrical, safety and security systems (lighting, locks, smoke/CO2 alarms), HVAC systems, painting (interior and exterior), and cleaning (sweeping, mopping, yard upkeep).
  • Conducting all duties in accordance with company policies and safety protocols.
  • Supporting the overall goal of meeting client expectations based on operating budget and management agreement.

• Note: Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Compensation

Pay: $18 - $20 per hour

Duties and Responsibilities
1. Client Relations
  • Implement the philosophies and wishes of the Owner to ensure client objectives and expectations are met.
2. General Maintenance Overview
  • Adhere to maintenance programs for safety and proper property condition.
  • Follow preventative maintenance protocols.
  • Maintain grounds and aesthetics according to policies.
  • Assist with inspections as required.
3. On-call/After Hours Response
  • Provide emergency maintenance services during evenings, weekends, and vacations as per policies.
4. Unit Turnover
  • Inspect and repair vacant units for move-in readiness.
  • Assist with painting and appliance changes.
  • Complete turnovers timely per guidelines.
5. Equipment and Systems Maintenance
  • Maintain community equipment and storage areas safely and orderly.
  • Secure parts and supplies.
  • Maintain inventory within budget.
  • Wear uniform and name badge; bring necessary tools.
6. Inspections
  • Prepare properties for various regulatory inspections (NSPIRE, MOR, TCAC, CALFHA).
  • Collaborate with stakeholders to meet standards.
7. Other Responsibilities
  • Enforce community rules fairly.
  • Comply with Fair Housing Laws.
  • Adhere to dress code and maintain professional communication.
