Qualifications

- Ability to use hand and power tools safely and effectively; must provide own general tools.
- Strong troubleshooting and problem-solving skills.
- Self-motivated with the ability to work independently and manage multiple tasks.
- Excellent communication and interpersonal skills.
- Must be able to speak and write in English.
- Basic computer proficiency.
Responsibilities
- Perform general maintenance on HVAC such as clearing lines and changing filters.
- Perform general plumbing tasks such as replacing fixtures and lines.
- Maintain ladders, fans, gutters, and AC vents.
- Perform minor electrical maintenance and fixture changes.
- Inspect property regularly to identify and address issues proactively.
- Maintain and repair equipment in common areas (lobbies, hallways, pools, exterior grounds).
- Respond to work orders and service requests promptly and professionally.
- Ensure safety and HOA code compliance.
- Update maintenance logs and inventory records.
- Paint and maintain community areas as directed.
- Provide emergency on-call support on a rotating basis.

We are seeking an experienced and dependable Maintenance Technician to join our team. The ideal candidate will be a self-starter with a background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance.
- Perform general maintenance on HVAC such as clearing lines, and changing filters
- Perform general plumbing, such as replacing fixtures, and existing plumbing lines
- Perform maintenance on ladders, such as cleaning of fans, gutters, and AC Vents
- Perform minor electrical maintenance, such as changing out existing fixtures.
- Experience in changing out, or installing new locksets, with OTC hardware
- Inspect property regularly to identify and address maintenance issues proactively.
- Maintain and repair equipment in common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds.
- Respond to work orders and service requests in a timely and professional manner.
- Ensure compliance with safety protocols and HOA codes.
- Clean all trash receptacles inside buildings, and around the community at designated stations.
- Update maintenance logs and inventory records
- Set up and break down for community events or board meetings if required.
- Paint and maintain areas within the community as directed
- Provide emergency on-call support on a rotating basis (as applicable).
