Job summary

D.R. Horton, Inc. is seeking a Superintendent I to oversee the construction and timely completion of multiple homes by scheduling and supervising job site subcontractors, homeowner walkthroughs, and inspections while meeting financial, quality, safety and customer satisfaction goals.

The role requires coordinating subcontractors, ensuring code compliance, maintaining safety, and fostering open communication with sales, warranty, and management teams throughout the build process.

Qualifications

  • High school diploma or GED required.
  • Three years related construction experience.
  • Ability to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules.
  • Ability to manage cost overruns and stay within budget.
  • Proficiency with MS Office and email.

Responsibilities

  • Manage the construction schedule and ensure the highest quality product is delivered on time and within budget.
  • Schedule all subcontractors for each phase of construction and evaluate their work for compliance with plans and codes.
  • Complete each home site from planning through occupancy, meeting contract obligations.
  • Inspect workmanship and halt noncompliant work; authorize subcontractor payments after inspection and receipt of materials.
  • Maintain a safe work site by enforcing safety programs and OSHA requirements.
  • Manage the customer experience, provide regular progress communications, and address concerns.
  • Monitor community cleanliness and maintain a visually appealing site.
  • Manage post-close warranty process, schedule subcontractors, and ensure QA.
  • Maintain knowledge of building codes and collaborate with sales, warranty, and management teams.
  • Conduct business professionally to enhance customer satisfaction and company goodwill.

D.R. Horton, Inc. is currently looking for a ++Superintendent I++ . The right candidate will manage the construction and timely completion of multiple homes by scheduling and supervising job site subcontractors, homeowner walk-throughs, and inspections while meeting financial, quality, safety and customer satisfaction goals.

Essential Duties and Responsibilities

include the following. Other duties may be assigned.

  • Manage the construction schedule and ensure the highest quality product is delivered on time and within budget
  • Sustain below average and exemplary Cycle Times
  • Schedule all involved subcontractors for each phase of construction and evaluate the quality and efficiency of their work to ensure work complies with local, state and federal building code requirements and company standards of workmanship
  • Complete each home site on schedule from planning through occupancy, ensuring all contract obligations are satisfied
  • Inspect and determine subcontractor’s workmanship and product quality is completed on time and within defined scope of work. Halt any work that is not satisfactory or noncompliant with plans, specifications, or applicable code
  • Authorize payment of subcontractors when all standards are met and upon thorough inspection of work completed and for materials received
  • Maintain a safe work site by implementing safety requirements and the company’s safety program, enforcing safe work habits, observing OSHA job safety requirements and any state-level agencies’ regulations
  • Manage the customer experience throughout the entire construction process. Recognize and enforce quality standards through daily inspection of homes under construction. Conduct homeowner orientation and walks, provide regular communications regarding progress and address concerns
  • Monitor community cleanliness and ensure the community and worksite is clean, orderly and visually appealing during construction
  • Manage the post-close process for warranty. Assess warranty requests, determine course of action, schedule subcontractors, and manage quality assurance
  • Follow up with homeowners to ensure concerns are addressed in a timely and professional manner
  • Sustain above average and exemplary Survey Scores
  • Maintain a current working knowledge of all applicable building codes
  • Work closely with the sales, customer warranty, and management team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to producing a quality product
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
  • Ability to work additional hours as necessary to meet business needs
Education and/or Experience
  • High school diploma or general education degree (GED)
  • Three years related experience
  • Ability to manage and complete the “13 Milestones of Construction” specified in JDE
  • Sustain above average and exemplary Survey Scores
  • Sustain below average and exemplary Cycle Times
  • Must have a vehicle capable of carrying supplies, valid driver’s license and be willing to drive among designated communities in daytime and nighttime
  • Ability to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules
  • General knowledge of municipal permitting, regulations and building codes
  • Ability to converse with customers, all levels of management and personnel
  • Superb interpersonal, verbal and written communication skills
  • Demonstrated commitment to customer satisfaction
  • Ability to control cost overruns and manage a budget
  • Ability to utilize DRH Construction applications on a smart phone, tablet, or laptop
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
  • Proficiency with MS Office and email
  • Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; climb ladders and scaffolding; walk on unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision
  • Regular exposure to outside weather conditions, moving mechanical parts, high precarious places and risk of electrical shock
  • The noise level is generally loud
Preferred Qualifications
  • Bachelor’s Degree from a four-year college or university preferred
  • Work effectively in a high pressure and high production environment
