Overview
An established commercial construction firm is seeking a Superintendent to lead buildout and tenant improvement (T/I) projects across restaurant, retail, commercial office, and hospitality spaces. This role is central to ensuring projects are delivered on schedule, on budget, and to a high standard of quality and safety.
What you'll do
- Plan, develop, and manage project schedules in partnership with the project manager
- Maintain budgets and oversee day-to-day site activities
- Coordinate subcontractors and vendors, and prepare and negotiate subcontractor agreements
- Supervise construction projects from design through completion
- Manage day-to-day subcontractor operations
- Supervise craft employees, including assigning job responsibilities, evaluating productivity, and providing recommendations to management
- Ensure the sequence of work determined by the Reverse Phase Schedule is followed consistent with quality and value
- Review shop drawings, manage materials procurement, coordinate deliveries, ensure site accessibility, inspect work quality, and maintain a safe and efficient work site
- Maintain meticulous documentation standards, reports, and receipts delivered to the office daily
- Select appropriate construction methods and strategies to complete projects on budget and on schedule in coordination with the design team
- Report progress, weekly updates, and budget matters to Project Managers and Director of Construction
- Assist in vetting and hiring subcontractors
- Comply with legal requirements, building and safety codes, and other regulations
- Resolve problems and conflicts promptly as they arise
- Manage multiple projects and jobsites simultaneously while interfacing with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients
- Negotiate with subcontractors to secure reasonable budgetary costs
Required qualifications
- High School Diploma
- Proficiency in basic computer skills and use of smart phones
- Microsoft Word and Excel
- Strong organizational skills and attention to detail
- Strong work ethic and positive professional attitude
- Excellent communication skills with clients, subcontractors, and staff
Preferred qualifications
- Construction Management Bachelors degree preferred
- Experience with Sage Construction Management Software preferred
- Knowledge of Sage 100 Construction Software strongly desired
- At least 5 years in a commercial construction onsite-management role desired
- Experience in project estimation preferred
