Job summary

JRM Construction Management in Los Angeles, CA is seeking a Superintendent responsible for delivering projects on time and on budget. The role oversees field operations and supervises subcontractors, laborers, and craft workers to ensure safety, quality, and client satisfaction.

You will drive project schedules, lead weekly meetings, manage RFIs, and coordinate trades across interior commercial renovations.

Qualifications

  • Minimum of five years as a Superintendent in interior, high-end commercial GC.
  • Proven ability to manage complex projects in occupied spaces.
  • Able to coordinate multiple quick-turnaround projects.
  • Ability to read and interpret commercial construction plans and specs.

Responsibilities

  • Oversee daily field operations ensuring safety, quality, and progress.
  • Direct supervision of site staff, including subs and laborers.
  • Manage the project schedule with weekly two-week look-ahead.
  • Coordinate subcontractors to meet project schedule and budget.
  • Understand project strategy, goals, milestones, and inspections.
  • Ensure work meets design specs, schedule, budget, and quality standards.
  • Maintain open dialogue with project team about changes and conditions.
  • Keep updated project schedule reflecting status changes.
  • Lead weekly project and subcontractor meetings.
  • Manage the RFI process and track through closeout.
  • Promote positive subcontractor relations and fair dealings.
  • Oversee punch list and close-out/warranty responses.

Job Summary

We are looking for a Superintendent to help consistently deliver projects on time, on budget, and that exceed client expectations. We provide our superintendents with the necessary support and resources to excel in their roles and make sure all projects are completed to the highest standard. The Superintendent directly supervises the field labor force, including subcontractors and laborers/craft workers. The candidate must demonstrate strong leadership, organizational, and time management skills. They must also have strong client service skills and an understanding of all of the trades associated with commercial interior construction and high‑end renovation projects.

Responsibilities and Duties
  • Oversee all daily field operations to ensure proper site safety, construction, progress, quality control, housekeeping, and daily log.
  • Provide guidance, leadership, and direct supervision of site staff, including assistant superintendents, laborers, and other construction‑related personnel.
  • Management of schedule, including weekly preparation of a two‑week look‑ahead.
  • Proactively schedule and coordinate all subcontractors to ensure completion of the project in accordance with the project schedule and to ensure that no additional costs are required for the completion of work;
  • Develop a comprehensive understanding of project strategy and commitments including financial goals, scheduling, logistics, phasing, milestones, and inspections.
  • Ensure assigned job site operations are in compliance with design/specifications, completion on schedule, within budget, and to quality standards.
  • Demonstrate and maintain an effective and open dialogue with the project team regarding changes in work, job conditions, subcontractor relations, and any deviation in the direction of the project.
  • Work in partnership with project management to maintain an updated and accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project.
  • Run weekly meetings, including project and subcontractor meetings;
  • Manage the RFI process; consisting of the creation of and suggestions on solutions to site issues and tracking them through closeout.
  • Exceed client expectations for each project by understanding client needs, wants, preferences and culture.
  • Continuously promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in the project team.
  • Maintain and review punch list process to ensure all are addressed and executed in a timely manner.
  • Manage the close‑out process and warranty responses with the project manager.
Qualifications and Skills
  • At least five years of relevant experience as a Superintendent, preferably in the interior, high‑end commercial general contracting
  • Must have a proven record of managing complex projects in occupied spaces
  • Capable of managing/coordinating multiple quick turnaround projects simultaneously
  • Demonstrate proficiency in reading commercial construction plans and specifications
  • 10‑Hour OSHA Construction Safety and Health Certificate
  • 4‑Hour Supported Scaffold User Certificate
Computer Systems
  • Microsoft Office (Word, PowerPoint, Excel), Microsoft Project, and Procore (preferred but not required)
Salary Information
  • To the extent this position is performed in California, the annual salary range for this role is $120,000 - $180,000.
