Job summary

Live Oak Bank, a digital bank serving small business owners, invites you to join its 10-week Summer Internship program at the Wilmington, NC headquarters (May 17 - July 23, 2027). This onsite internship provides exposure to hotel lending, underwriting, and credit analysis.

You will work with analysts, closers, and relationship managers, build financial models, prepare memos, and participate in due diligence while learning regulatory awareness and portfolio analytics.

Qualifications

• Currently pursuing a bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field.
• Strong analytical and quantitative skills, with comfort working in Excel.
• Clear written and verbal communication skills.
• High attention to detail and a genuine curiosity about how lending decisions get made.
• Ability to work both independently and as part of a small, collaborative team.

Responsibilities

• Support underwriting of hotel acquisition, refinance, and construction loans, including financial statement analysis, market and competitive set research, and cash flow modeling
• Help prepare credit memos and deal packages for internal review committees
• Assist with due diligence — reviewing franchise agreements, appraisals, feasibility studies, and borrower financials
• Assist the servicing team with collection and spreading of borrower financials
• Help closers and servicing monitor and clear post-closing exceptions, so you understand what happens after a deal funds, not just how it gets there
• Build and maintain data on sponsor relationships, deal pipeline, and portfolio performance
• Maintain a high standard of regulatory awareness including BSA, AML, CIP, and OFAC

How This Role Impacts Live Oak and Its People

Live Oak's Hospitality Lending team finances hotels across the country — from acquisitions and refinancing to ground-up construction and value-add repositioning. As an intern on this team, you’ll get a front-row seat to how a growth-oriented bank underwrites real, complex credit decisions for hotel owners and operators nationwide.

Your work will directly support the analysts, closers, and relationship managers who move deals from first look all the way through closing and beyond, giving you exposure most interns never get: real transactions, real numbers, real stakes. You’ll leave with a genuine understanding of how commercial real estate lending works end-to-end, and how a relationship-driven culture can scale into a sophisticated, national lending platform.

What You'll Do at Live Oak

• Support underwriting of hotel acquisition, refinance, and construction loans, including financial statement analysis, market and competitive set research, and cash flow modeling
• Help prepare credit memos and deal packages for internal review committees
• Assist with due diligence — reviewing franchise agreements, appraisals, feasibility studies, and borrower financials

• Build and maintain data on sponsor relationships, deal pipeline, and portfolio performance
• Maintain a high standard of regulatory awareness including BSA, AML, CIP, and OFAC
• Work alongside the Managing Director on identifying and marketing to Tier 1 target clients
• Think innovatively about how we can improve team processes — fresh eyes are always welcome, and good ideas get heard here
• Shadow calls and meetings with hotel sponsors, brokers, and internal stakeholders to see how deals actually get done
• Take on a capstone project or analysis over the course of the internship, with the opportunity to present findings to the team
• Enjoy the fun stuff too — team outings, site visits, and getting to know the people who make this bank feel more like a community than a corporation

Required Experience

• Currently pursuing a bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field
• Strong analytical and quantitative skills, with comfort working in Excel

Preferred Experience

• Prior coursework or internship experience in commercial real estate, banking, or hospitality
• Familiarity with financial modeling or credit analysis concepts (DSCR, LTV, cap rates, NOI)
• Interest in the hospitality industry — hotel operations, brands, or franchise models
• Exposure to PowerPoint or data visualization tools for presenting analysis

The base pay range for this position is $19.77 - $32.12 per hour. Compensation may also include annual bonuses and long-term incentives, subject to various metrics and company policy. A candidate’s salary is determined by several factors including travel, relevant work experience or skills and expertise.
