Job summary

GForce Life Sciences is seeking a Senior Construction Project Manager to lead an office fit-out from design through construction and closeout. You’ll serve as the owner's representative, coordinating architects, the landlord, internal teams and construction partners to keep decisions, schedule and budget on track.

Location spans Tarrytown, NY and Warren, NJ with onsite four days per week and travel between sites. Contract for 21+ months; start ASAP.

Qualifications

• Requires a Bachelor’s degree in Construction Management, Engineering or a related field.
• 15+ years of capital project delivery experience, including at least 5 years on the owner side or as an owner’s representative.
• Experience delivering corporate office or commercial interior fit-outs of 50,000+ RSF with at least $25M in completed construction value.

Responsibilities

• Lead design reviews through schematic design to Issued-for-Bid; coordinate comments and drawings in Bluebeam.
• Manage the owner-side schedule in Microsoft Project, including critical path, dependencies, risks and progress reporting.
• Track budgets, forecasts, cash flow, invoices and change requests; coordinate POs, scopes of work and amendments.
• Work with landlord on design approvals, lease Work Letters, tenant improvement allowances and construction logistics.
• Coordinate permitting and IT/Facilities/Security/Workplace Planning with stakeholders.
• Maintain records in Oracle Unifier and deliver project handback at assignment end.

You’ll serve as the owner’s representative, coordinating architects, the landlord, internal teams and construction partners to keep decisions, schedule and budget on track. Additional capital projects may be assigned based on capacity.

What you’ll do

• Lead design reviews through schematic design, design development, construction documents and Issued-for-Bid; coordinate comments and drawing markups in Bluebeam.
• Manage the owner-side schedule in Microsoft Project, including critical path, dependencies, risks and progress reporting.
• Track budgets, forecasts, cash flow, invoices and change requests; coordinate purchase orders, scopes of work and amendments.
• Work with the landlord on design approvals, lease Work Letters, tenant improvement allowances and construction logistics.
• Coordinate permitting and operational requirements with IT, Facilities, Security, Workplace Planning and other stakeholders.
• Maintain accurate records in Oracle Unifier and deliver a complete project handback at the end of the assignment.

• 15+ years of capital project delivery experience, including at least 5 years working on the owner side or as an owner’s representative.
• Experience delivering corporate office or commercial interior fit-outs of 50,000 rentable square feet or more, with at least $25 million in completed construction value.
• Direct ownership of the design phase through Issued-for-Bid, including milestone reviews and consultant coordination.
• Experience with leased, landlord-built projects, including Work Letters, tenant improvement allowances and landlord coordination.
