Job description

You'll own our lead generation funnel end-to-end: setting growth strategy, running performance marketing campaigns, and partnering closely with Sales and Product to turn pipeline into revenue across the DOOR and HelloTech ecosystem.

What is the role?

We're looking for a Sr Manager, Growth Marketing to lead our growth engine. This is a hands‑on, high‑ownership role where you'll set and execute strategy for paid acquisition, CRM/lifecycle, and B2B funnel performance, working directly with the Head of Marketing and in close partnership with Sales and Product to drive qualified pipeline and revenue growth.

Who is DOOR?

DOOR (formerly Latch) is unlocking the next era of Building Intelligence. We combine premium hardware, intuitive software, and automated operations into one seamless platform—helping multifamily properties run more efficiently, grow revenue, and deliver smarter, more connected living experiences. From smart access and in‑unit automation to building‑wide controls, DOOR empowers owners, operators, and property teams to reduce overhead, protect asset value, and stand out in a competitive market.

We believe smarter buildings make life simpler. At DOOR, you’ll help shape a future where buildings anticipate needs, operate effortlessly, and quietly improve life for everyone inside.

What will you do?
  • Own the lead generation funnel end-to-end, from top‑of‑funnel acquisition through MQL/SQL handoff and conversion, setting strategy and owning targets for pipeline volume and quality.
  • Set and drive growth marketing strategy across paid and owned channels, identifying the highest‑leverage opportunities to grow pipeline and revenue.
  • Hands‑on management of performance marketing campaigns, including budget allocation, bidding, creative testing, and optimization for CAC, ROAS, and conversion efficiency.
  • Partner closely with Sales on lead routing, funnel handoffs, feedback loops, and shared pipeline/revenue goals to ensure marketing‑sourced leads convert efficiently.
  • Lead quarterly and annual growth planning in partnership with Finance and RevOps, including budget allocation across channels and forecasting against pipeline targets.
  • Collaborate with Account Management to shape lifecycle marketing strategy to improve retention, engagement, and funnel velocity.
  • Design and lead A/B tests, audience segmentation, and channel experiments to unlock new growth.
  • Use Salesforce data to connect marketing spend to pipeline and revenue outcomes, and report ROI and funnel health to leadership.
  • Collaborate with Analytics to build dashboards and measurement frameworks in GA4, GTM, and Looker, relying on data to inform, not replace, strategic decision‑making.
What do you bring to DOOR?
  • Bachelor's degree in Marketing or related field.
  • 5-7 years in growth or performance marketing, with direct ownership of a lead generation funnel in a B2B environment.
  • Hands‑on, platform-level experience running and optimizing campaigns in Google and Meta.
  • Track record of setting and delivering against pipeline, CAC, and ROAS targets.
  • Experience partnering cross‑functionally with Sales (lead handoff, funnel alignment)
  • Strong grasp of marketing KPIs (CAC, ROAS, CVR, retention, LTV) and how to move them through strategic and tactical decisions.
  • Familiarity with Salesforce, GA4, GTM, and Looker Studio sufficient to direct reporting and measurement work.
  • Comfortable owning budget decisions and defending trade‑offs to leadership.
  • Bias toward action; able to move between strategy and hands‑on campaign execution.

DOOR understands that job requirements sometimes exclude people who identify with historically marginalized groups from applying to jobs for which they are qualified. Even if you don’t meet 100% of the requirements listed, or if you achieved these requirements through unconventional channels, we encourage you to apply.

What is required (travel & physical requirements)?
  • This role is hybrid (3 days per week in‑office) for candidates based in St. Louis, Missouri OR fully remote for candidates in all other states.
