Perform general building systems maintenance - lighting (replace lamps and emergency lighting testing), plumbing (address leaks/clogs/fixtures), carpentry (new builds and drywall repairs), general upkeep and cleaning (ceiling tile replacement, roof drains, inventory, moves), door hardware adjustments, patch carpet/flooring, touch up painting. Perform preventative maintenance activities - inspections and minor repairs to critical equipment, filter/belt changes, review maintenance plans and make recommendations for optimization, document work performed (CMMS), plan outages/impacts, and ensure adequate spare parts on hand for planned activities. Make daily rounds walking the building and checking critical equipment and areas, as well as monitor Building Management System (BMS) alarms. Corrective maintenance activities - often first responder to trouble calls when there is an issue, help with identifying root cause, make emergency or long-term repairs, communicate with supervisor, other technicians, impacted employees, and contractors as needed. Assist Sr Mechanical Technician on HVAC equipment, Facilities Supervisor, and other technicians and Facilities staff with special projects and as requested. Identify and report deficiencies requiring specialized contractor support and work with Facilities Supervisor to address and schedule. Assist with job walks, access, escorting, planning work, and coordination. Operations Support - perform moves, reconfigurations, relocations, assemble workspace items, storage systems, mount white boards, monitors, signage, etc. Support inventory management. Event Support - assist with event/meeting planning and support, electrical extensions, configure rooms with chairs/tables, coordinate with janitorial and event organizers. Facility improvement projects - support equipment installations/removals and connections to infrastructure. General carpentry - build storage racking and crates, perform minor drywall repair, special projects. Assist senior staff with specialized equipment builds, repairs, and infrastructure projects. Organize and update as-built drawings and other relevant documents on shared drive. Ensure compliance with environmental and safety standards, regularly working with Callaway EHS personnel and undergoing training. Identify unsafe or noncompliant practices or conditions and work to resolve them. Capable of driving a forklift and scissor lift, able to obtain certifications if not already held. Report and document work performed on work orders and unique projects using an established Computer Maintenance Management System (Maximo). Review open work requests with supervisor daily to plan day and prioritize tasks. Flexibility and ability to rapidly change tasks and priorities in a dynamic environment. Attend regular department staff meetings and be prepared to give updates and input on projects in progress or being planned. Occasional overtime work is required on nights/weekends for planned outage support or as on call response to emergencies in the building - leak, critical equipment down, fire alarm, etc.
General knowledge of the operation and maintenance of industrial building systems, lighting systems, plumbing fixtures and drains, HVAC units and filters, motors, pumps, and material handling equipment. Ability to learn specialized equipment related to golf ball/club R&D and manufacturing and how to perform maintenance, repairs, and new builds. Basic understanding of building drawings and symbols, especially mechanical, electrical, and plumbing, as well as installation and operations/maintenance manuals and how to convert those into CMMS PM’s and task lists. Skilled with the use of power tools, shop equipment such as drill presses, sand blasters, table saws, lathes etc. Knowledge of welding and machining practices a plus. Ability to receive a design drawing/sketch and perform take-off of required materials and quantities, find best pricing and develop total project cost and estimated duration, assist coordinator with order and checking bill of material for accuracy. Ability to troubleshoot mechanical/electrical malfunctions with limited documentation. Ability to interact with other employees in a professional manner, including senior staff and executives. Ability to clearly communicate verbally and in writing and document equipment records. Computer skills in Microsoft Outlook, Word, and Excel. Demonstrated ability to adhere to safety requirements. Usage of CMMS (Maximo), BMS (Niagara), and other types of Facilities related software. Great attitude and ability to handle new challenges, learn new equipment/systems, and perform different types of work each day. Valid drivers license.
Minimum 5 years combined experience/education working in an industrial/R&D Facilities department or as a contractor in a related industrial field. Hands-on experience performing building and equipment maintenance, as well as computer skills and documentation. High School Diploma or equivalent required. Vocation Training Certificate in related field highly desired. Ability to successfully complete an OSHA 30 hour general industry safety class.
Work is performed in a designated office workstation for short periods of time, mostly will be in a workshop, on roofs, mechanical rooms, R&D labs, assembly areas, and warehouse, regularly on a ladder or lift working at heights. Regular use of office equipment to include computer, phone, tablet, calculator, copier, fax, and other business related machines and software. Extensive use of hand and power tools, along with shop equipment Regularly lift and/or carry up to 50 pounds. Regularly use hands to perform simple grasping, power grasping, fine manipulation, and push or pull. Regularly required to squat, climb, kneel, or crawl. Occasionally work in confined spaces or while wearing earplugs, safety goggles, or other safety equipment. Regularly exposed to outside weather conditions, dust, fumes, or chemicals.
