Job summary

Job Description

Act on all problems, emergencies and other matters affecting the building automation systems. Maintain the campus building automation systems in peak operational condition. Plan, coordinate and lead designated Utility Operations and Facilities Maintenance personnel to accomplish required monitoring, operations and maintenance of building automation systems. Ensure all building automation system complies with policies and procedures, federal, state and local regulatory agency requirements. Act on all problems, emergencies and other matters affecting the building automation systems, and suspends activities when undue risk to health, safety, or the environment is identified. Train Utility System Operators and Facility Maintenance personnel on proper monitoring, operation and maintenance of the Metasys Building Automation System. Maintain effective automation systems Energy Management and Conservation programs, including oversight of program performance and reporting. Perform project management responsibilities for building automation systems modifications, additions, and expansions.

Job Responsibilities:

  • Act on all problems, emergencies and other matters affecting the building automation systems; Suspend activities when undue risk to health, safety, or the environment is identified.
  • Provide recommendation on equipment/systems operation and modification for energy conservation, efficiency, and reliability.
  • Review designs and perform project management responsibilities for building automation systems modifications, additions, and expansions.
  • Ensure all building automation system monitoring, operations and maintenance complies with policies and procedures, federal, state and local regulatory agency requirements.
  • Train and guide team members around complex activities within own area and address any escalations/ deviations.
  • Oversee the safe and efficient operation of all building automation systems (BAS). Keep Utilities and Facilities Managers informed of abnormal conditions. Coordinate with contractors, management, and supervisors to ensure timely reporting and troubleshooting of BAS issues.
  • Act as liaison among FOM, contractors, and building tenants to minimize service disruptions. Develop and recommend preventive maintenance procedures for BAS. Ensure operations meet institutional, regulatory, and safety requirements.
  • Coordinate and schedule operational tests, inspections, and maintenance of BAS by in-house and contractor personnel. Supervise designated staff to complete required activities. Oversee BAS-related construction and renovation work to ensure quality and compliance with contracts and hospital safety standards. Conduct quality assurance inspections.
  • Monitor and evaluate CMMS effectiveness for BAS maintenance. Ensure preventive maintenance tasks and work orders are properly entered, scheduled, and completed. Review and approve changes to BAS maintenance schedules.
  • Coordinate with design firms, oversee construction activities, and support contract development. Ensure high-quality training and commissioning for new systems.
  • Conduct technical assessments to enhance operations and support the BAS Master Plan. Convert Metasys files to graphical formats, train staff on updated platforms, identify new monitoring opportunities, and implement energy-saving initiatives through system optimization.
  • Perform other duties as assigned to meet the goals and objectives of the department and institution.
  • Maintain regular and predictable attendance.

Minimum Education and/or Training:

  • Associate's degree required.
  • Bachelor's degree preferred.

Minimum Experience:

  • Bachelor's degree in related area (e.g., Administration, Facilities Management, Mechanical) with 4+ years of relevant experience or an associate's degree in related area with 6+ years of relevant experience
  • Experience with building automation systems operation and maintenance, preferred.
  • Some experience analyzing complex control sequences and resulting operations, and providing solutions for difficult technical problems.
  • Some experience dealing with campus building occupants, contractors, and consultants.
  • Knowledge of heat transfer and fluid flow and the application of mechanical devices used for delivery of ventilation, steam, chilled water, hot water, and humidification.
  • Expertise in hospital policies and departmental procedures, preferred.
  • Basic proficiency in MS software and end-user proficiency in CMMS software.

This is an estimate offered in good faith and a specific salary offer takes into account factors that are considered in making compensation decisions including but not limited to skill sets, experience and training, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the salary range and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current salary range is $78,000 - $139,360 per year for the role of Sr. Building Automation Controls Engineer (HVAC).
