Jones Lang LaSalle (JLL) is hiring an Industrial HVAC / Facilities Mechanic to operate, maintain, and troubleshoot critical facility systems at our Mattawan, MI site. You will manage chiller plants, boiler systems, AHUs, RTUs, and related equipment, guiding preventative maintenance and rapid fault resolution.

The role requires hands-on experience with HVAC systems, BMS/BAS interfaces, water treatment practices, and strict adherence to safety and regulatory standards.

Qualifications

• Experience in industrial or commercial HVAC/mechanical maintenance.
• Strong working knowledge of chilled water and boiler systems.
• Familiarity with BMS/BAS and HVAC controls.
• Understanding of water treatment principles for boilers and chilled water.
• Knowledge of safe work practices and regulatory compliance.

Responsibilities

• Operate and monitor chiller plant systems and boiler systems; troubleshoot issues.
• Perform preventive maintenance on AHUs, RTUs, pumps, motors, valves, and compressors.
• Manage electrical, mechanical, and control system troubleshooting; support system repairs.
• Interpret BMS data, respond to alarms, and identify abnormal conditions.
• Follow JHAs/JSAs and ensure compliance with safety policies.

Job Title: Industrial HVAC / Facilities Mechanic

Position Summary: The Industrial HVAC / Facilities Mechanic is responsible for the operation, maintenance, and troubleshooting of critical facility systems, including chiller plants, boiler systems, and mechanical/HVAC equipment. This role ensures reliable operation of site utilities through preventative maintenance, rapid response to equipment issues, and adherence to safety and compliance standards.

Key Responsibilities

• System Operations & Monitoring
  • Operate and monitor chiller plant systems and associated equipment to ensure optimal performance and reliability.
  • Operate and maintain boiler systems, including troubleshooting operational issues and performing necessary adjustments.
  • Utilize and interpret data from the Building Management System (BMS) to monitor system performance, alarms, and trends.
  • Respond to BMS alarms and investigate abnormal system conditions.
  • Support operation of facility ventilation and exhaust systems, including general exhaust and high plume systems as needed.
• Maintenance & Troubleshooting
  • Perform preventive maintenance, troubleshooting, and repair on: Air handling units (AHUs), Rooftop HVAC units (RTUs), Pumps, motors, and valves, Air compressors and related compressed air systems, Facility exhaust systems.
  • Diagnose mechanical, electrical, control system, and airflow-related issues.
  • Assist with major maintenance activities and system repairs as required.
• Water Treatment & System Reliability
  • Monitor and support water treatment programs for boiler and chilled water systems to ensure proper chemical balance, system efficiency, and equipment longevity.
  • Perform routine checks of water quality parameters (e.g., conductivity, pH, chemical levels) and identify abnormal conditions.
  • Coordinate with water treatment vendors and support corrective actions as needed.
• Safety & Compliance
  • Develop and follow Job Hazard Analyses (JHAs) and Job Safety Analyses (JSAs) prior to performing work.
  • Ensure all work is completed in compliance with site safety policies, regulatory requirements, and best practices.
  • Maintain knowledge of safe work practices, including lockout/tagout (LOTO), confined space entry, and hazard communication.

Qualifications

• Experience in industrial or commercial HVAC/mechanical maintenance.
• Strong working knowledge of:
  • Chilled water systems
  • Boiler systems
  • HVAC equipment and controls
  • Building Management Systems (BMS) / BAS
  • Water treatment principles for boilers and chilled water systems
  • Familiarity with facility ventilation and exhaust systems (including high plume exhaust concepts).
• Ability to troubleshoot mechanical, electrical, airflow, and control system issues.
• Experience creating and working under JHAs and JSAs.
• Knowledge of safe work practices and regulatory compliance.
