Job summary

Drucker + Falk, LLC is seeking a Maintenance/Service Technician to perform make-ready repairs on vacant units before move‑in and to provide 24‑hour on‑call support as scheduled by the Service Manager.

The role requires HVAC/plumbing/electrical/carpentry skills, SDS/OSHA knowledge, and a high school diploma or GED with 1–3 months of related experience. Certifications are preferred. You may transfer to other properties and must be able to work nights/weekends as needed.

Qualifications

  • High school diploma or GED with 1–3 months related experience or equivalent.
  • CFC and refrigerant certifications preferred; CPO certification preferred.
  • Ability to be trained for additional certifications as required.

Responsibilities

  • Perform repairs to make-ready units in a timely manner.
  • Provide 24-hour on-call support, responding to paging as scheduled by the Service Manager.
  • Assist the Service Manager, Housekeeper, and Grounds personnel with their work.
  • Assist with inventory control and utilization of maintenance materials and supplies.
  • Inspect properties for improvements and repairs, and review findings with the Service Manager.
  • Complete work order requests, ensuring same-day completion whenever possible.
  • Maintain a clean and orderly maintenance shop at all times.
  • Be immediately available for snow removal and other urgent duties.
  • Follow the Maintenance General Operating Policies and employee handbook policies.
  • Maintain a professional appearance in uniform and display a positive attitude at all times.
  • Cooperate with other staff members and be flexible to transfer to another property if needed.
  • Perform other duties as assigned.
  • Use reliable transportation; be prepared for overnight and weekend work.

Job description

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred.

Essential Duties and Responsibilities
  • Perform repairs to make‑ready units in a timely manner.
  • Provide 24‑hour on‑call support, responding to paging as scheduled by the Service Manager.
  • Assist the Service Manager, Housekeeper, and Grounds personnel with their work, including trashing out units if necessary.
  • Help with inventory control and utilization of maintenance materials and supplies.
  • Inspect properties for improvements and repairs, and review findings with the Service Manager.
  • Complete work order requests, ensuring same‑day completion whenever possible.
  • Maintain a clean and orderly maintenance shop at all times.
  • Be immediately available for snow removal and other urgent duties.

Working Conditions
  • Position may require night, weekend, or on‑call work.
  • Duties performed inside and outside, even in extreme temperatures below 32°F or above 100°F.
Education and/or Experience

High school diploma or GED; one to three months of related experience/training; or an equivalent combination of education and experience.

Certificates, Licenses, Registrations
  • Current driver’s license.
  • CFC Certificate (where needed).
Other Skills and Abilities
  • HVAC, plumbing, carpentry, electrical skills; pool certification if required.
  • Knowledge of OSHA regulations and MSDS standards.
Physical Demands

The role requires standing, walking, using hands to finger, handle, or feel, reaching with hands and arms, speaking or listening. It also involves frequently sitting, climbing or balancing, stooping, kneeling, crouching, or crawling. The employee must occasionally taste or smell and frequently lift and/or move up to 100 pounds. Specific vision requirements include peripheral vision and depth perception.

Work Environment

The work environment includes exposure to moving mechanical parts, toxic or caustic chemicals, outdoor weather conditions, and electrical shock risk. Exposure to wet or humid conditions, high or precarious places, fumes or airborne particles, extreme cold or heat, and vibration may occur. Noise levels are usually moderate.
