RR Living is seeking a Service Technician to perform make-readies, plumbing, pool maintenance, carpentry, painting and grounds work to ensure a safe and comfortable community for residents.

You will handle on-site tasks, respond to maintenance requests, and maintain a professional presence while collaborating with team members and residents to achieve timely, high‑quality results.

Qualifications

  • This position requires some on‑call responsibilities to handle maintenance emergencies.
  • Minimum of 2 years of relevant maintenance experience is required.
  • Fair Housing certification should be achieved prior to interacting with prospects or residents.
  • Must possess a cell phone for on‑call communication.
  • Strong background in make‑ready/turn maintenance is required.
  • Proven ability to work independently on projects.
  • General education: High School diploma or equivalent preferred.
  • Preferred certifications: HVAC, EPA and CPO in maintenance.
  • Knowledge of OSHA laws and regulations is preferred.
  • Willingness to train for new maintenance technologies and procedures.
  • Evenings and weekends work availability is necessary.
  • Present yourself neatly and professionally at all times and comply with the Employee Handbook.

Responsibilities

  • Expedite make-ready maintenance: inspect appliances, change bulbs, repair minor electrical issues, change HVAC filters, and lock replacements.
  • Plumbing: repair dripping faucets, clear stopped sinks/tubs/toilets, maintain sewer lines.
  • Pool maintenance: backwash filters, vacuum, skim, maintain chemical levels.
  • Carpentry: repair balconies/doors/frames/flooring, fences, bins, tile; replace broken glass.
  • Painting: repair drywall, texture walls/ceilings, paint surfaces.
  • Grounds maintenance: clean grounds daily, assist groundskeeper, snow/ice removal.
  • Expedite service requests and maintain excellent resident relations.
  • Repair appliances, re-key locks, perform light electrical repairs, manage supplies.
  • Operate tools/equipment safely; maintain inventory; use voltage meter and other hand tools.

Service TechnicianThe Service Technician employee is responsible for a variety of maintenance tasks: performing make-readies, plumbing, pool maintenance, carpentry, painting, grounds maintenance, expediting service requests and all associated maintenance tasks required to ensure the health, safety and comfort for residents. The Service Technician is responsible for creating and maintaining excellent public relations for the corporation and for the community.Responsibilities:Expediting make-ready maintenance: Check appliance operations. Change light bulbs. Repair minor electrical problems. Change a/c filters. Change locks. Repair window locks. Make minor plumbing repairs. Perform other maintenance tasks as required by the condition of the unit. Carpet repair.Plumbing: Repair dripping faucets. Clean stopped sinks, tubs, toilets, sewer lines. Maintain a/c, boilers, heating units.Pool Maintenance: Backwash filters. Vacuum pool. Skim pool. Maintain required chemical levels.Carpentry: Repair Balconies, Doors, frames, flooring. Repair fences. Repair dumpster bins, public service bins. Repair tile. Replace broken glass.Painting: Replace damaged drywall, tape and mud. Texture walls, ceilings. Paint.Grounds maintenance: Collect litter from grounds on an ongoing basis. Assist groundskeeper as required. Clear snow and ice from all public thoroughfares.Expedite service requests: Maintain excellent public relations for the corporation and for the complex.Associated tasks: Repair appliances. Re-key locks. Light electrical repairs. Maintain supplies inventory. Replace burned out lights in all public areas.Machines, Tools, Equipment and Work Aids Used: Power saws, hand saws, power drills, hand drills, drywall taking, knives, paint rollers, pads, brushes, key-making machines, voltage meter, and wrenches.Requirements:This position requires some \"on call\" responsibilities as reasonably necessary to lease and deal with maintenance emergencies.Minimum of 2 years of relevant experience required.Achieve Fair Housing certification prior to interaction with prospects or residents.Must possess cell phoneStrong background in make-ready/turn experience is required.Proven background in independent project work.General education: High School diploma or equivalent is preferred.Specialized Education/Training/Experience, Preferred: Prefer minimum two years’ experience in general apartment maintenance. Certification in one or more maintenance specialties: plumbing, refrigeration, etc. Preferred one or more maintenance specialty certifications.HVAC certification is preferred.EPA and CPO Certification is preferred.Knowledge of OSHA laws and regulations.Participate in training in order to comply with new or existing laws.Be able to work evenings and weekends.Must be able to work efficiently and effectively as a member of a professional maintenance team.Must possess excellent human relation skills: tenant interaction is required.Mechanical aptitude and interest are specifically required.Must be willing and able to learn new maintenance technologies.Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.Comply with expectations as demonstrated in the Employee Handbook.Physical Demands and Work Environment: This job context is a multifamily housing complex, indoors and outdoors in all kinds of weather. This is a physically demanding job.
