Job summary

Continental is seeking a full-time onsite Maintenance Supervisor for our Louisville, KY community. Diagnose and repair HVAC, electrical, plumbing, carpentry, and appliances while keeping grounds and common areas inviting and safe.

You’ll lead a maintenance team, coordinate with vendors, manage work orders via our smart-tech platform, and ensure resident satisfaction. EPA and CPO certs are required; overtime and on-call duties may apply.

Qualifications

  • 2+ years of experience in a multifamily maintenance supervisory role with strong knowledge across HVAC, plumbing, pools, carpentry, drywall, building exteriors, and appliances.
  • EPA and CPO certifications required.
  • Willing to work overtime, on-call shifts, and non-traditional schedules including weekends and holidays when the community needs you.
  • Physically capable of meeting the demands of the role—lifting up to 100lbs independently (up to 250lbs with assistance) and comfortable using technology.

Responsibilities

  • Maintain the overall appearance and safety of the property; grounds upkeep, pressure washing, painting, trash removal, snow removal (where applicable).
  • Use software and mobile apps daily to manage, track, and complete work orders and keep operations efficient.
  • Lead and develop a maintenance team; build vendor partnerships and manage budgets; drive ownership of the community's physical and financial success.

Job Category: Onsite Operations & Management

Our supervisors are instrumental in maintaining facility operations, creating new efficiencies and developing standards that have a positive impact on resident renewals and customer satisfaction. You will foster a collaborative work environment and encourage the maintenance team to provide great customer service. You will report to our Community Manager.

Position Specifics

  • Full-Time
  • Pay: $25.00 - $32.00 per hour
  • Additional earning potential through position-specific performance incentives

Providing an Exceptional Resident Experience

  • Take pride in the property's overall appearance by regularly walking the grounds to ensure top-notch curb appeal, while delivering outstanding customer service with a courteous, professional approach in every interaction

Hands on Work

  • Diagnose and repair a wide range of maintenance needs including HVAC, electrical, plumbing, appliances, carpentry, flooring, and more to keep our community running smoothly andmakingresidents comfortable

Day-to-DayMaintenance& Community Operations

  • Maintain the overall appearance and safety of the property by performing grounds upkeep, pressure washing, painting, trash removal, and stepping in foradditionalneeds likeunit touch-upsand snow removal(in applicable states)
  • Our communities run on smart technology—you'lluse software and mobile apps daily to manage, track, and complete work orders and keep everything running efficiently

Skills for Success:

  • Brings 2+ years of experience in a multifamily maintenance supervisory role with strong knowledge across HVAC, plumbing, pools, carpentry, drywall, building exteriors, and appliances. EPA and CPO certificationsrequired
