Job summary

SILVEREDGE MGT LLC is seeking a Maintenance Supervisor for on-site supervision of the maintenance team across residential properties in Michigan. You will ensure buildings, grounds, and equipment are safe, orderly, and visually appealing, while coordinating space, layouts, and services.

Responsibilities include budgeting, scheduling facility modifications, inspecting progress, hiring and developing staff, and documenting major repairs.

Qualifications

  • High school diploma or related vocational training.
  • EPA HVAC certification is required.
  • 1-3 years supervisory experience in property maintenance.

About the Role:

This position is responsible for supervising their maintenance team to ensure the property, grounds, and equipment are safe, orderly, and visibly appealing.

ESSENTIAL FUNCTIONS:
  • Oversee the coordination of building space allocation and layout, communication services, and facility expansion.
  • Plans budgets and schedules facility modifications, including cost estimates.
  • Inspects construction and installation progress.
  • Motivate and hold accountable a team to provide excellent customer service and high-quality repairs in a timely manner.
  • Performs various duties such as building repairs, snow removal, or groundskeeping to provide residents with a clean and well-maintained living environment.
  • Responsible for the hiring of team members and providing continuous learning and development of their team.
  • Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs.
  • Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.
  • Operating a company vehicle or personal vehicle (as required) to perform job duties. Candidates must be willing and able to drive for work-related purposes as needed.

QUALIFICATIONS AND EDUCATION:
  • High school diploma or related Vocational Training and/or equivalent work experience
  • HVAC knowledge and EPA certification A MUST
  • 1-3 years supervisory experience
PHYSICAL DEMANDS
  • This position requires frequent standing and walking, in addition to occasionally climbing stairs, bending over, or reaching overhead. Pulling, lifting, or carrying up to 50 pounds.
WORK ENVIRONMENT
  • Work is performed in both indoor and outdoor environments, including occupied and unoccupied apartment units, maintenance shops, and common areas.
  • Exposure to varying weather conditions such as heat, cold, rain, and snow is common. May occasionally be exposed to extreme conditions, including high heat, humidity, freezing temperatures, and heavy rain while performing outdoor tasks.
  • Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, construction or repair-related odors and other airborne particles.
  • Occasional exposure to grounds maintenance chemicals such as fertilizers, herbicides, pesticides, and ice melt.
  • Exposure to moderate to loud noise levels from tools, machinery, and equipment.
  • May involve working in confined spaces, heights, and areas with limited ventilation.
  • Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection may be required.
