Job summary

Weidner Apartment Homes is seeking a Service Manager to mentor the maintenance team and oversee all maintenance activities for the community. You will work with the Community Director to drive financial performance and asset value, while delivering excellent service to residents and vendors.

The role requires 3+ years of maintenance experience with supervisory responsibilities, strong mechanical aptitude, and the ability to manage multiple tasks in a fast-paced environment.

Qualifications

  • 3+ years maintenance experience required.
  • Prior management experience desired.
  • Advanced mechanical aptitude required.
  • Able to lift up to 80 pounds and climb stairs.
  • Knowledge of electrical, plumbing, carpentry, HVAC systems.

Responsibilities

  • Prepare and supervise apartments for occupancy (painting, drywall, repairs).
  • Perform and assign service requests for residents daily.
  • Manage and complete property improvements and preventive maintenance tasks.
  • Conduct regular property inspections and drive timely resolutions.
  • Assist with interviewing and developing maintenance staff.
  • Manage vendor relationships and inventory within budget.

Job description

Position Summary:As a Service Manager, you will mentor, train, and work with the service team members to oversee all maintenance aspects for your community. This associate must exhibit a high level of maintenance knowledge with the skill sets required to lead a service team, The Service Manager will work alongside the Community Director to ensure achievement of financial performance and increase asset value. A successful Service Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary Responsibilities:Prepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsPerform and assign service requests for residents daily and timelyPerform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etcPerform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etcPerform pre-move out inspections with Community Director, timelySchedule timely completion of make-readies and service requests with maintenance staff and vendorsManage and complete property improvements and preventive maintenance scheduled tasks, promptlyConduct and lead regular and thorough property inspections, promptly identifying deficiencies and driving timely resolution to maintain Weidner quality standardsFoster a culture of accountability, teamwork, and service excellenceAssist with interviewing and recruiting associates, mentor and develop all maintenance and housekeeping associates Address staff performance concerns promptly, including documentation and evaluations. and communicate updates to the Community Director and Area DirectorEnsure maintenance and housekeeping associates produce accurate and timely payroll records; manage overtime except for an emergencyEnsure and perform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal, where applicableClean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicableMaintain accurate documentation of all replacements and on-site purchases, including product warranty informationPrioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as neededManage vendor relationships for best pricing, quality and serviceReorder inventory supplies as necessary within the property’s budget parametersMust utilize Weidner issued cell phone and specified apps as part of your daily roleMust take part in the on-call rotation, as scheduled/neededMust use personal vehicle to respond to service requests and pick up supplies as neededEnsure market ready apartments, common areas and amenities are clean and maintained daily to Weidner's quality standardsBenefits & PerksAt Weidner Apartment Homes, we value our team members and offer a comprehensive benefits package designed to support your health, financial well-being, and career growth.
