Mission Rock Residential in Tigard, OR is seeking a Service Manager (Maintenance) to oversee daily maintenance operations at The Fields property. You will lead the maintenance team, schedule work, manage vendor relations, and ensure compliance with housing laws while upholding company standards.

The role requires strong communication, budgeting awareness, and hands-on problem-solving across HVAC, electrical, plumbing, and carpentry areas.

Qualifications

• 2 years of Service Manager experience in a garden-style property.
• CPO certification for pool maintenance.
• Knowledge of federal fair housing laws and local housing provisions.
• Authorized to work in the U.S. without sponsorship.

Responsibilities

• Schedule, monitor, and perform preventative maintenance at the property.
• Coordinate day-to-day maintenance operations and team activities.
• Direct and supervise maintenance staff; plan, delegate, and review work.
• Train and coach maintenance team members and supervise performance.
• Participate in diagnosing problems and completing repairs (HVAC, electrical, plumbing, carpentry, etc.).
• Conduct daily property inspections and maintain cleanliness with the team.
• Manage vendor/contractor relationships and quality control.
• Complete unit turns and address normal wear and tear.
• Respond to on-call emergencies on a rotation basis.

What You’ll Do

The Service Manager (Maintenance) is responsible for performing and overseeing the day-to-day maintenance operations of the assigned property to ensure that the overall physical aspects of the property meet the Company’s established standards and any applicable laws.

Your day-to-day may include:

• Schedule, monitor, and/or perform preventative maintenance at assigned property
• Coordinate the day-to-day maintenance operations of the property
• Direct and supervise daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance
• Train and coach all maintenance team members
• Participate in diagnosing problems, completing repairs, and general maintenance for the property, which include areas such as HVAC, general electrical, plumbing, swimming pool (if applicable), carpentry, dry wall, exterior structure, and appliances.
• Perform property inspections on a daily basis and maintain cleanliness of the property in partnership with your team.
• Manage vendor/contractor relationship including obtaining and completing quality control.
• Complete property unit turns, painting, drywall, normal wear and tear items.
• Respond to after hours on-call emergencies on a rotation basis.
• Train and coach all maintenance team members

Requirements

What You Bring

• Comprehension of federal fair housing laws and any applicable local housing provisions
• Ability to comprehend and work within budgetary guidelines
• Knowledge of general property repairs, which may include, as applicable, the areas of HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances
• CPO for Pool Maintenance
• 2 years of Service Manager experience in a garden style property, including management and scheduling of team.
• Proficient with computers and knowledge of Microsoft word and excel.
• Industry experience in Yardi helpful
• Strong written and verbal communication skills
• Excellent customer service and interpersonal skills.

The expected compensation range for this position is $31.00 - $33.00, which includes base pay plus variable incentive pay, if eligible. This range represents a good faith estimate for this position. The specific compensation offered to a candidate may vary based on factors including, but not limited to, the candidate’s relevant knowledge, training, skills, work location, and/or experience.
