Essential duties include examining mortgages, liens and easements, researching public records, preparing reports on title encumbrances, and posting final title files with courthouses.

Qualifications

• Minimum 5 years in the Right of Way/Real Estate industry with at least 3 years in the capacity of a Title Agent.
• Must be local to Jackson, MI.
• Must be willing to obtain Michigan notary.
• Must be proficient in land title research in courthouse and other government offices of record and be able to prepare chain of title.

Responsibilities

• Examine mortgages, liens, judgments, easements, plat books, maps, contracts, and agreements to verify legal descriptions, ownership, or restrictions.
• Research relevant legal materials to aid decision making.
• Prepare reports describing title encumbrances encountered during searching activities.
• Read search requests to ascertain types of title evidence required and to obtain descriptions of properties and names of involved parties.
• Perform duties of Title agent.
• Pull tax cards from courthouses and locate them online.
• Prepare Chain of Title and Limited Title Certificates and post title files according to procedures.
