This role encompasses ensuring the alignment of the project with the client’s specifications and functional requirements, ultimately delivering a successful outcome.

The Sr. PM is responsible for the bidding process, which includes distributing bid documents, responding to inquiries from potential bidders, and issuing addenda to clarify crucial project details.

Upon receiving bids, the Sr. PM conducts a meticulous evaluation of the proposals and leads a negotiation phase with the selected contractor prior to finalizing the contract.

During the construction phase, a Sr. PM must possess an in-depth knowledge of the various trades, techniques, and equipment involved in the project while being adept at identifying and preempting potential issues.

Change orders—arising from design errors, adverse weather, or unforeseen circumstances such as the non-availability of materials—must be managed judiciously. The Sr. PM is responsible for resolving contract disputes that may result from such changes.

Essentially, the Sr. PM orchestrates the construction project, ensuring effective coordination and quality control throughout. Key responsibilities include supervising operations on‑site, confirming adherence to design specifications, monitoring workforce implementation, and reporting progress to stakeholders, including clients and the general public.

The Sr. PM bears responsibility for any incidents at the construction site and is accountable for timely project delivery within established guidelines, particularly in commercial contexts.
