Strata Civil is seeking a Project Manager to oversee assigned construction projects in the Dallas area. This role involves coordinating with owners, architects, engineers, subcontractors, and suppliers to ensure safe, profitable, and timely execution.

The position offers two progression steps (I and II) enabling advancement from managing $51–$100M projects to $101–$199M with 15+ years of experience. A salary of $180–200k DOE plus yearly bonus and benefits is included, along with a company

  • Four-year construction-related degree or equivalent combinations of technical training and/or related experience.

Responsabilidades

  • Champions the transition of projects from estimating to field, including contract reviews and schedule review.
  • Completes close-out requirements and punch lists; handles warranty callbacks to protect relationships.
  • Coordinates with the Project Superintendent on means, methods, manpower, equipment and materials.
  • Establishes professional relationships with owners, architects, engineers and subcontractors.
  • Owns project success in safety, schedule, profitability, quality and client satisfaction; personnel decisions as needed.
  • Manages billings to ensure timely payment applications and collections.
  • Develops CPM schedule with Superintendents and coordinates procurement with Project Engineers; uses Last Planner System.
  • Assists in estimates with cost control, equipment, formwork, materials, manpower and insurance considerations.
  • Participates in business development through client contact, proposals and negotiations for chosen projects.
  • Prepares Monthly Progress Reports with the Superintendent by the 6th of each month; uses reports to manage costs.
  • Reviews purchase orders and subcontracts from estimating; ensures timely processing.
  • Clarifies prime contract terms, documents, subcontracts and insurance; notifies impacts in writing as needed.
  • Reviews and executes change orders, supplements and budget adjustments; manages cost control.

Responsible for the administration and execution of assigned projects in a safe, profitable and timely manner. Often assigned multiple projects and/or projects of larger contract amounts and/or complexity. Manages the work in a manner consistent with standards of quality and integrity. Establishes and maintains a professional working relationships with owners, architects, engineers, subcontractors and suppliers. Participate as requested in business development, estimating, bidding and contract negotiation phases of the projects assigned. This position includes two “steps” (I, II), which provide for a progression of skill and experience. The Step I level is capable of managing fairly large projects of $51 - $100 million in size with typically 10 - 15 years of experience. The Step II level is capable of managing large projects of a complex nature and/or multiple projects totaling $101 - $199 million and typically with a minimum of 15 years of experience.

Salary $180-200k DOE + Performance / yearly bonus & benefits + F-150 & Gas

Key Responsibilities

1. Champions the orderly, timely transition of projects from the estimating phase to the field. This transition shall include contract review meetings, which encompass a review of contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.

2. Completes close-out requirements and punch lists in a timely manner. Handles warranty callbacks quickly to maintain owner/client relationships.

3. Coordinates with the Project Superintendent the means and methods required for the successful and profitable execution of the work. Reviews and monitors manpower, equipment, and material resources to accomplish this goal.

4. Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors.

5. Has overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction as well as responsibility for personnel decisions that impact the project.

6. Manages all billings to ensure timely submission of payment applications and collection of payments from the owner.

7. Manages the development of the overall CPM schedule with the Project Superintendent(s) and assures all procurement is fully coordinated with the Project Engineer(s). Ensures the project team is utilizing the Last Planner System (LPS) to manage all schedule.

8. Participates in preparation and review of estimates with attention to the following: adherence to cost control system, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc.

9. Participates in the business development process including client contact, relationships, proposals, presentations, and negotiations for selected projects.

10. Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month. Uses available reports to manage costs and prepare accurate cost projections.

11. Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department.

12. Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc. This includes providing written notifications when necessary to document impacts.

13. Reviews and executes all change orders, supplements, and cost control budget adjustments.

14. Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite.

1. Experience in precon managing construction projects, thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, cash flow procedures.

2. Four-year construction-related degree or equivalent combinations of technical training and/or related experience.

3. Proficient use of all Microsoft Office Suite programs.

1. Ability to wear personal protective equipment is required (including but not limited to; steel toed shoes, gloves, safety glasses, hearing protection, hardhat, vest, etc.)

4. May use telephone, computer system, email, or other electronic devices on a limited basis to communicate with internal and external customers or vendors

5. Must be able to comply with all safety standards and procedures

6. Occasionally will climb stairs, ladders, etc.

7. Required to use hands to grasp, lift, handle, carry or feel objects on a frequent basis

8. Will interact with people frequently during a shift/work day

9. Will lift, push or pull objects on an occasional basis

10. Will sit, stand or walk short distances for up to the entire duration of a shift/work day.
