Job summary

Cumming Group seeks a Senior Project Manager to lead a complex ground-up research laboratory project at a university campus in Berkeley, CA. You will manage a multi-disciplinary team, coordinate design and construction phases, and ensure successful turnover with campus utilities integration.

Qualifications

  • BS in Construction Management, Engineering, QS, Architecture, or related field.
  • 10+ years of experience in project management, engineering, or construction management supporting K-12 schools or community college projects.
  • Experience administering public construction contracts.
  • Experience delivering projects utilizing the Construction Manager at Risk (CMAR) delivery method.
  • Experience managing ground-up laboratory, science, or research facilities.
  • Experience with wet chemistry laboratories and technically complex research environments.
  • Experience integrating new buildings with existing occupied facilities and campus utility infrastructure.
  • Experience managing MEP commissioning and building turnover.
  • Preferred certifications: CCM, PMP, PE, AIA, LEED.

Responsibilities

  • Lead a project team, either a large project or multiple projects or a whole program.
  • Define technical scope of project.
  • Promote opportunities for repeat business and create highly favorable references through the effective coordination, administration, and communication of project tasks.
  • Review cost estimates.
  • Manage project level conflict resolution.
  • Maintain monthly project budgets for current and forecasted expenditures.
  • Facilitate and maintain communications with the client in addition to providing monthly/weekly/daily reports.
  • Oversee on-going installation, startup, testing, and commissioning of mechanical, electrical, plumbing, fire protection, controls, and specialty laboratory systems.
  • Coordinate commissioning with contractors, design consultants, Commissioning Agent, and Facilities Services.
  • Review commissioning reports, TAB documentation, deficiency logs, and operational testing.
  • Ensure successful turnover of building systems, training, warranties, and closeout documentation.
  • Attendance at work during normal business hours.

This is an excellent opportunity for an experienced construction professional to lead a new ground-up research laboratory building connecting to two existing occupied campus buildings. The project is currently in active construction, with interior design packages continuing concurrently. The SPM will oversee the remaining construction, interior design coordination, commissioning, occupancy, and project closeout while ensuring successful integration of the new facility with existing campus infrastructure and operations.
