3i is seeking a Project Manager to lead commercial and public-sector construction efforts in Dallas, overseeing projects from preconstruction through closeout. You will own project success, maintain client relationships, and drive safety-first construction excellence.

With 7+ years in construction management and active OSHA 30 and Procore licenses, you will manage budgets, schedules, and procurement while enforcing public-sector compliance.

Qualifications

• Minimum of 7 years of relevant construction management experience overseeing commercial or public-sector projects.
• Active OSHA 30 Certification and Procore Project Management License.
• Proven track record managing public-sector projects such as K-12, municipal, government, or airport facilities.
• Strong technical proficiency in Bluebeam, Microsoft Project, and Microsoft Office Suite.
• Demonstrated ability to interpret construction drawings, administer complex contracts, and manage public/bond compliance rules.

Responsibilities

• Serve as the primary day-to-day leader for project owners, architects, projects teams, and working with the superintendent and trade partners to align objectives and execute scope.
• Drive project planning, startup, and procurement strategies while continuously monitoring field sequencing and constraints.
• Manage financial performance by overseeing budgets, GMPs, cost-loaded schedules, monthly payment applications, and change order processes.
• Enforce rigorous project controls, including RFIs, submittals, and public-sector compliance standards within Procore.
• Assess complex project challenges independently, delivering proactive solutions that safeguard budget, schedule, and quality targets.
• Direct all final closeout activities including punch lists, inspections, bond compliance, O&M manuals, and warranty turnover.
