Job description

The Senior Project Manager Construction is fully responsible for managing each phase of industrial and commercial construction development projects—from initial conception through final handover and warranty period. This role focuses heavily on warehouse retrofits, facility tenant improvements (TI), and standard office buildouts alongside ground-up core and shell developments. You’ll manage large budgets, drive aggressive schedules, and work with a range of internal and external stakeholders to ensure completion of project milestones within deadlines and approved budgets. This position reports to the VP of Construction

Responsibilities
Project Execution & Management
  • Lead projects from pre-construction through final closeout, developing and managing comprehensive project execution plans that define critical milestones and deadlines.
  • Manage timelines for concurrent tenant improvements and ground-up builds, ensuring the project remains on schedule through every development phase.
  • Direct third-party project managers, subcontractors, site superintendents, and design teams, while actively determining internal and external support needs.
  • Ensure compliance by developing a deep understanding of local building codes, safety regulations, and specific utility needs (such as power companies' electrical and interconnection agreements).
  • Conduct site inspections for active projects, evaluating site work developments for progress and quality.
Financial & Contract Management
  • Own budgets ranging from $1M to $50M+, developing detailed payment schedules to ensure the project remains on budget through each stage.
  • Evaluate and respond to RFPs and negotiate contracts with vendors, architects, trade partners, and other consultants.
  • Manage procurement and payments by acquiring appropriate approvals before submitting letters of intent (LOIs) or contracts, and efficiently processing change orders and monthly invoices.
  • Mitigate financial risks through accurate cost forecasting and diligently tracking all support costs.
Stakeholder Collaboration
  • Act as the primary contact for developers, landlords, tenants, and internal stakeholders, establishing clear internal and external communications for the project's development.
  • Present progress reports clearly documenting job progress, budget updates, and milestones to leadership.
  • Coordinate with municipal officials and consultants (including environmental and engineering firms) to prepare documentation, deliver professional presentations to local government, and secure necessary zoning, permits, and licenses.

Qualifications
Education & Experience
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or an equivalent combination of education and practical industry experience.
  • 8+ years of commercial or industrial construction project management experience.
  • Proven track record of successfully delivering ground-up industrial and/or commercial buildings, including a strong portfolio of warehouse renovations and office tenant improvements.

  • Advanced business acumen, leveraging strong contract negotiation and comprehensive bid evaluation skills to secure top-tier vendor partnerships.
  • High degree of autonomy, taking full ownership of projects to drive work forward while exercising strong judgment on when to elevate to senior leadership.

  • Cross-functional leadership, operating with a collaborative mindset to align diverse internal teams, external contractors, and developers.
  • Impactful communication, with the ability to distill complex project updates into clear, actionable insights for diverse audiences—ranging from C-suite executives to municipal officials.
  • Agility and organization, demonstrating the ability to pivot strategies when necessary while managing competing priorities with a strong attention to detail.
  • Technical proficiencyin standard office suites (Microsoft Office, Google Workspace
Preferred Qualifications
  • Proficiency in modern software such as Procore, Bluebeam Revu, or Microsoft Project.
Travel & Physical Requirements
  • Travel: Willingness to travel (local and out-of-state) up to 30% of the time to active job site locations.
  • Site Inspections: Ability to safely navigate unpaved, active construction zones and conduct necessary site work and roof inspections

We are excited to share that the base salary range for this position is $114,403.00 - $152,538.00. This position is also eligible for an annual discretionary bonus, targeted at 3%. NFI takes into consideration applicants' qualifications, experience, education, and geographic location when determining a starting rate of pay.
