Job summary

Owens Realty Services is seeking a maintenance technician in New Haven, CT to perform daily inspections of all property areas and coordinate repair tasks. The role involves completing preventive maintenance, performing high- and low-voltage electrical work, HVAC, plumbing, and general upkeep to ensure safe, clean, and functional facilities.

A valid driver’s license and reliable transportation may be required.

Responsibilities

  • Inspect grounds, buildings, parking areas daily.

  • Respond to after-hours calls within one hour.
  • Maintain logs of maintenance activities.

Pay rate: $27 - $30/hr. Based on experience.

Summary:
  • This position requires competence and diligence in completing the work orders at an above average level.
  • Properties must be maintained, and mechanical equipment maintained in a safe, attractive and functional condition.
  • A strict adherence to preventative maintenance is required.
  • This position requires timely response and a “can do” attitude with high customer service skills.
  • This position may include a portfolio of buildings and may require travel between the buildings.
  • A maintenance van may be provided. A valid driver’s license and clean driving record are required.
Responsibilities:
  • All grounds, building(s), garage(s), parking area(s), structure(s), roof(s), stairwell(s), common area(s), storage area(s), and any other critical area(s) as determined by the property manager need to be inspected daily.
  • Complete periodic inspections of all tenant spaces as determined by the manager.
  • If applicable, complete routine visual inspection of company vehicle, equipment, and supplies and report issues to property manager.
  • Complete periodic inspections of all building equipment as determined by the manager.
  • Maintain building equipment log to ensure all information is correct and up to date.
  • Treat all company/building tools with respect and care to prolong useful life.
  • Maintain electrical, mechanical, and any/all storage areas in a clean and organized fashion or as required by building code.
  • Report any/all tenant complaints and/or issues to the property manager immediately.
  • Completes all work orders and service calls in timely manner.
  • Respond to after hour or emergency calls from property manager within one hour of receiving notification.
  • Polite and respectful to building personnel and tenants.
  • Adhere to corporate uniform policy at all times.
  • Communicate and update work order system. Maintains daily log of maintenance activities.
  • Completes all corrective and preventative maintenance as required/requested.
  • Assist on-site teams in various tasks as called upon.
Knowledge and Skills Required:
  • Must be able to work both independently and in a team environment.
  • Must be able to read and understand blue prints.
  • Electrical (low and high voltage).
  • Plumbing.
  • HVAC (including Air Handlers).
  • VAV boxes and associated controls.
  • Temperature control work.
  • Pneumatics and control work.
  • EMS.
  • Motors.
  • Lighting.
  • Fire alarm system associated in running office.
  • Lamp and ballast replacement.
  • Painting.
  • All general maintenance work is required.
Background/ Education:
  • High School diploma.
  • Trade School or related experience in above fields.
  • 3-5 years of experience in building maintenance preferred.
  • Background Check, MVR check, and drug screen are required.
