Essex Property Trust is seeking a Sr. Maintenance Supervisor for a 500+ unit community in the Marina Del Rey/California area.

You will lead maintenance teams, manage the property budget to maximize NOI, perform preventive maintenance, and ensure safety and regulatory compliance across HVAC, electrical, and plumbing systems. You will partner with Community Managers and Operations Leaders to deliver reliable service, supervise staff through all employment stages, and maintain strong resident

Qualifications

• High school diploma or GED equivalent.
• 5+ years of property management or related experience.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair.

Responsibilities

• Supervise and direct a team of maintenance technicians, ensuring work is completed to high standards.
• Manage personnel lifecycle including selection, development, accountability, and performance reviews.
• Provide on-the-job training and implement a preventive maintenance schedule for HVAC, plumbing, electrical systems.
• Respond to resident work orders with timely, effective resolutions and conduct regular property inspections.
• Ensure compliance with safety regulations, OSHA standards, and local building codes; manage budget and participate in forecasting.
• Coordinate with internal stakeholders and external vendors for large projects and specialized repairs.

City Marina Del Rey State California Job Location LAX 523 Aqua Marina Del Rey Position Type Regular The Sr. Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives and is not required to be on-call for after-hours emergencies.

Accountable for: operating the property budget with the primary objective of increasing the Net Operating Income (NOI), maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff.

Position is reserved for assets with 500+ units or multi-site management with combined units totaling 500+. This position reports to the Community Manager or General Operations Manager.

WHAT YOU WILL DO:

• Supervise and direct a team of maintenance technicians, assigning tasks, and ensuring that work is completed efficiently and to a high standard.
• Effectively manages personnel throughout their employment lifecycle, i.e., selection through separation.
• This includes candidate selection, career planning and development, accountability and performance management, and recognition.
• Provide on-the-job training for maintenance staff and ensure they are knowledgeable about property systems and maintenance procedures.
• Implement and manage a preventive maintenance schedule to ensure all systems and equipment (HVAC, plumbing, electrical, etc.) are functioning properly and to prevent future issues.
• Perform and oversee repairs on various property systems and equipment, addressing issues as they arise.
• Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues.
• Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify any maintenance needs or safety hazards.
• Ensure that the property complies with all relevant local, state, and federal regulations, particularly regarding safety and building codes.
• Work within the maintenance budget, ensuring that repairs and maintenance are conducted cost-effectively.
• Participate in the budgeting and forecasting process with the Community Manager or General Operations Manager.
• Coordinate with internal stakeholders, external vendors and contractors for specialized repairs, maintenance services, or large projects.
• Ensure that work is completed according to specifications and within budget.
• Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments.
• Interact with residents in a professional manner, addressing maintenance concerns and ensuring their satisfaction with the services provided.
• Be available for after-hours emergencies, ensuring that critical repairs are handled promptly.
• Implement and enforce safety procedures for the maintenance team to prevent accidents and injuries.
• Ensure that maintenance activities comply with OSHA, other safety regulations and ensure that all maintenance equipment and tools are properly maintained and in good working order.
• Maintain accurate records of maintenance activities in SightPlan and applicable trackers, including work orders, inspections, and repairs.
• Provide regular updates to property management on the status of maintenance activities, including any significant issues or trends.
• Assist internal stakeholders in managing property improvement projects, ensuring they are completed on time, within budget, and to the required standards.
• Other duties and tasks may be assigned as needed, in addition to those listed above.

WHAT YOU WILL NEED:

• High school diploma or GED equivalent.
• 5+ years of property management industry or related experience.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience.
• Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing.
• Ability to utilize a personal smart device for apps related to property operations and communication.
• General understanding of the Microsoft Suite, property management software.
• Ability to read, write, and speak English.
• Proven organizational and time management skills and ability to supervise 2 or more associates

• Involves frequent standing, walking, and occasional bending.
• Requires the ability to lift moderate-weight objects (up to 50 pounds).
• May involve physical activities such as climbing stairs or operating machinery.
• Occasional to frequent travel to various properties.
• Minimal travel may be required for occasional meetings, training, or conferences.

New hires generally start between $83,000.00 - $102,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
