Job summary

Mapleview Country Villa in Chardon, OH seeks a hands-on Director of Maintenance to lead the physical plant and life-safety programs for our long-term care facility. You will ensure a safe, comfortable, fully compliant environment that supports high-quality resident care.

Qualifications

• High school diploma or equivalent is required.
• 2+ years of supervisory experience in maintenance, plant operations, or facilities management.
• Long‑term care facility experience is required.
• Strong knowledge of building systems (MEP, HVAC, boilers, generators, life‑safety systems).
• Understanding of regulatory standards for skilled nursing facilities.
• Ability to troubleshoot, prioritize, and manage complex maintenance tasks.
• Excellent communication and leadership skills.

Responsibilities

• Supervise and mentor maintenance staff, including hiring, training, scheduling, and performance management.
• Foster a culture of safety, accountability, and teamwork.
• Provide hands-on support to maintenance technicians when needed.
• Oversee daily operations of MEP, HVAC, boiler, generator, fire suppression, and security systems.
• Ensure timely completion of work orders, repairs, and preventive maintenance.
• Maintain building accessibility, including doors, locks, lifts, lighting, and emergency systems.
• Ensure full compliance with OSHA, NFPA Life Safety Code, CMS building requirements, and state standards.
• Maintain records for surveys, audits, and inspections.
• Coordinate facility safety programs including drills and emergency planning.
• Develop and manage a comprehensive PM program for all systems and equipment.
• Monitor environmental systems and building sanitation.
• Manage maintenance budgets, inventory, and capital projects.
• Oversee external vendors and service contracts.
• Read and interpret technical schematics and compliance docs.
• Maintain logs and regulatory files.
