Senior Maintenance / Building Systems Technician,Ruskin
Position Summary:

The Senior Maintenance / Building Systems Technician serves as theprimary on-site maintenance professional for the Gannon UniversityRuskin campus and is responsible for routine preventive andcorrective maintenance, building inspections, first-linetroubleshooting of facility systems, and general repair ofUniversity buildings and equipment. The position performs necessarywork to maintain a safe, functional, dependable, and welcomingenvironment for students, faculty, staff, and visitors.

This position requires broad commercial building-maintenanceknowledge with strength in HVAC and mechanical systems and theability to work independently. The technician evaluates facilityconditions to determine whether work can be both safely andappropriately completed in-house, performs assigned maintenancewithin training and qualification, and provides informed technicalsupport when qualified specialty contractors required.

Major HVAC, electrical, plumbing, fire/life-safety, roofing,access-control, and other specialized work remains outsourced. TheSenior Maintenance / Building Systems Technician collaboratesclosely with the Director of Operations to identify needs, supportcontractor access, and technical coordination, verify completion ofwork, and maintain accurate work-order and preventive-maintenancerecords.

Building Maintenance
  • Perform routine correctiveand preventive maintenance on campus buildings, equipment, and furnishings within the scope of training and qualification.
  • Repairand adjust doors, locks, door hardware, classroom and officefurnishings, window blinds, shelving, signage, and similar buildingcomponents.
  • Replace ceiling tiles and complete minor drywall,painting, finish, and carpentry repairs.
  • Install approvedfixtures, signage, shelving, artwork, and classroom equipment asauthorized by the Director of Operations.
  • Conduct scheduledbuilding rounds and condition inspections, including occupiedareas, unoccupied areas, shell space, mechanical rooms, electricalrooms, roofs from safe accessible locations, and exterior buildingconditions promptly report significant deficiencies.
HVAC and Mechanical Systems
  • Monitor HVAC and mechanicalsystems and perform first-line troubleshooting of comfortcomplaints, alarms, and observed equipment issues.
  • Review buildingautomation system (BAS) information, occupied/unoccupied schedules,alarms, and trends within assigned access and training; communicatesignificant issues to the Director of Operations and specialtycontractors.
  • Perform assigned routine HVAC preventive maintenancesuch as filter replacement, visual inspection of equipment, beltinspection/replacement where appropriate, cleaning accessiblecomponents, and other manufacturer- or University-approved taskswithin training and qualification.
  • Identify conditions requiringqualified HVAC or controls contractors and provide the Director ofOperations with clear technical information to support servicecalls.
  • Provide access and on-site technical coordination forHVAC/mechanical contractors and verify that reported work iscomplete before closing associated workorders.
Electrical
  • Perform minor electricalmaintenance within training, qualification, University policy, andapplicable safety requirements, including lamp replacement andother approved low-risk tasks.
  • Perform first-line observation andtroubleshooting of lighting and electrical issues and identifyconditions requiring a qualified electrician.
  • Reset breakers orequipment only when authorized, appropriate, and safe to do so; donot perform licensed or high-risk electricalwork.
Plumbing
  • Respond to clogged sinks, drains,and toilets and perform minor plumbing repairs within training andqualification.
  • Identify and contain minor leaks, operate known andclearly identified water shutoffs when necessary, and promptlyreport conditions requiring a qualified plumber.
  • Support routinemaintenance of plumbing fixtures, plaster traps, water softenercomponents, and similar equipment as assigned.
  • Provide access andtechnical coordination for plumbing contractors and verifycompletion of reported work.
Preventive Maintenance and Work Management
  • Complete assigned preventive maintenance andrecurring inspection tasks in accordance with the campuspreventive-maintenance schedule.
  • Maintain accurate and timelywork-order records, including problem description, work performed,parts used, contractor involvement, and completion status.
  • Identify recurring failures, deferred maintenance concerns,equipment condition issues, and potential capital needs andcommunicate recommendations to the Director of Operations.
  • Maintain maintenance areas, tools, parts, equipment, and suppliesin an organized and safe condition and identify routine inventoryneeds.
Exterior Conditions and Contracted Services Support
  • Monitor patios, sidewalks, entrances, exteriorgathering areas, grounds interfaces, pest/wildlife concerns, andgeneral exterior conditions during routine rounds and reportdeficiencies requiring custodial, landscaping, pest-control,roofing, or other contracted service.
  • Address immediate minorhazards or housekeeping conditions when necessary to protect safetyor property; routine custodial, landscaping, exterior windowwashing, and grounds maintenance remain the responsibility ofcontracted service providers.
  • Provide contractors with buildingaccess, relevant equipment information, and on-site technicalcoordination as directed by the Director ofOperations.
Emergency and Life Safety Support
  • Perform routine visual checks or assigned functional observationsof emergency lighting, exit signs, generator status, and otherfacility conditions as directed; formal inspection, testing,certification, and specialized repair remain with qualifiedcontractors where required.
  • Provide access and operational supportto fire/life-safety contractors and promptly report observeddeficiencies to the Director of Operations.
  • Respond to urgentfacility needs during normal work hours and take reasonablemake-safe or isolation actions within training and authorizationwhile qualified contractors are dispatched whenneeded.
Event and Campus Support
  • Provide limitedfacilities support for major institutional events or activitiesthat require technical assistance, heavy furniture movement, orfacilities expertise.
  • Routine meeting and event room setup,furniture configuration, and teardown are the responsibility of thesponsoring department, students, faculty, or staff unless otherwiseapproved by the Director of Operations.
Administrative Responsibilities
  • Maintain accurate maintenance,preventive-maintenance, inspection, and contractor-support recordsusing the University's computerized maintenance management orwork-order system.
  • Assist in maintaining facility key inventories,building-access information, equipment documentation, shutoffinformation, and other physical plant records as assigned.
  • Communicate significant building conditions, contractor needs,safety concerns, and capital improvement recommendations to theDirector of Operations.
  • Prioritize daily work based on safety,operational impact, preventive-maintenance requirements, anddirection from the Director of Operations.
Customer Service
  • Respond professionally and courteously tofaculty, staff, students, contractors, and visitors.
  • Maintainpositive and collaborative working relationships with campusdepartments and contracted service providers.
  • Communicate statusand expected next steps on maintenance issues in a timelymanner.
After-Hours Emergency Response
  • The normalwork schedule is Monday through Friday. The position mayoccasionally require outside normal business hours for significantfacilities emergencies in accordance with University procedures andapplicable call-back requirements.
  • Routine maintenance requestsoccurring outside normal work hours are addressed during the nextappropriate work period.
  • The Director of Operations providesmanagement-level backup and coordinates qualified emergencycontractors when the technician is unavailable. The position willnot provide routine work to support after-hours campusevents.
Required Qualifications:
  • High school diploma or GED required; technical or trade educationstrongly preferred.
  • Five years of progressively responsibleexperience in commercial, institutional, educational, healthcare,or similar facilities maintenance, or an equivalent combination ofeducation and relevant experience.
  • Demonstrated experiencetroubleshooting commercial HVAC/mechanical systems and performingroutine preventive maintenance on building equipment.
  • Workingknowledge of general plumbing, electrical safety and basictroubleshooting, carpentry, painting, doors/hardware, and generalcommercial building maintenance.
  • Ability to independently evaluatea facility problem, determine whether work can be safely completedin-house, and identify when qualified specialty contractors arerequired.
  • Ability to safely operate hand tools, power tools,ladders, lifts, and maintenance equipment appropriate to assignedwork.
  • Basic computer skills and ability to use electronicwork-order/CMMS systems.
  • Valid Florida driver's license with anacceptable driving record.
  • Ability to pass required backgroundscreening.

Preferred Qualifications:
  • EPA Section 608 certification.
  • Experience with buildingautomation systems (BAS), commercial controls, or energy-managementsystems.
  • Trade certification or formal technical training in HVAC,mechanical systems, electrical, plumbing, or building maintenance.
  • Experience using computerized maintenance management systems(CMMS).
  • Experience in higher education, healthcare, laboratory, orinstitutional facilities.
  • Strong troubleshooting, mechanicalaptitude, and problem-solving skills.
  • Ability to prioritize multiple assignments and respond to changing operational needs.
  • Ability to work independently with minimal supervision andcommunicate when escalation is required.

  • Knowledge of OSHA safety standards,lockout/tagout principles, and safe work practices appropriate toassigned duties.
