Job summary

Morningside Elite Management is seeking a Director of Maintenance to lead the maintenance, laundry, and housekeeping teams for a senior living community. You will ensure a safe, clean, and compliant environment for residents and staff while driving preventative maintenance programs and operational efficiency.

You will coordinate with executive leadership on budgets, safety inspections, and contractor work, and you will mentor staff to uphold company standards and quality of care.

Qualifications

• Associate’s degree or equivalent; two years related experience may substitute.
• Minimum three years in a supervisory or lead maintenance position.
• Strong computer literacy and scheduling abilities.

Responsibilities

• Direct daily operations of laundry, housekeeping, and maintenance.
• Ensure compliance with local, state, and OSHA requirements related to housekeeping, laundry, and maintenance.
• Perform preventive and corrective maintenance tasks.
• Lead the implementation and documentation of the maintenance program.
• Assist in planning and inventory control of supplies, equipment, and repairs within budget.
• Enforce company policy and standards across departments.
• Coordinate safety inspections and report to Executive Director and QA teams.
• Ensure staff are trained in equipment and chemical safety.
• Manage quality assurance programs for laundry, housekeeping, and maintenance.
• Support sales and marketing as needed.
• Schedule daily/major cleaning tasks and assign to staff.
• Maintain on-site inventory within budget.
• Participate in Manager on Duty program.
• Oversee staff performance, training, and disciplinary matters.
• Ensure proper operation of building systems and emergency equipment.
• Coordinate contractor services and ensure timely room turnover.
• Attend supervisor meetings and address resident concerns promptly.
• Maintain punctual attendance and flexible, team-oriented work.
