Job summary

Meritage Homes is seeking a development professional to oversee projects from pre-acquisition through closeout, ensuring delivery on budget and schedule. You will assist in due diligence, review construction drawings, and value engineer plans to optimize outcomes.

The role involves creating bid packages, negotiating with consultants and trade partners, and obtaining permits from various authorities while managing budgets, cash flows, and project teams to drive efficiency.

Qualifications

  • 5+ years development experience required.
  • Experience with production homebuilder or master developer preferred.
  • Degree in Construction Management, Engineering, or similar field.

Responsibilities

  • Oversee development projects from pre-acquisition to closeout.
  • Assist due diligence with budgets, schedules, and drawings review.
  • Value engineer plans during due diligence and project development.
  • Provide cost analyses and schedules for projects.
  • Create bid packages for consultants and trade partners.
  • Negotiate projects for economical outcomes and award contracts.
  • Secure necessary permits from local, state, and federal authorities.
  • Present community information to stakeholders.
  • Manage consultants, trade partners, and agencies to keep projects on time and budget.
  • Oversee budgets and cash flows from conception to closing.
  • Develop systems to improve operational quality and efficiency.

  • Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings
  • Value engineer plans during due diligence phase and as project develops
  • Provide detailed cost analysis and schedules for projects
  • Create bid packages for consultants and trade partners
  • Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome
  • Provide detailed bid analysis, in order to award contract
  • Work with local, state, and federal jurisdictions to receive necessary permits for development
  • Present community information to internal and external groups
  • Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget

  • Develop and implement systems/processes that will improve operational quality and efficiency
