Job summary

Lyon Living in Newport Beach, CA is seeking a Financial Analyst to support the Investments team and Asset Management on a portfolio of multi-family properties. This is a full-time, in-office role based in our Newport Beach office.

You will build and maintain Excel pro forma models, perform complex financial analyses, handle due diligence, and prepare confidential memos and dashboards to drive development and acquisition decisions.

Qualifications

• Requires a degree in finance, economics, real estate, accounting, or a related field.
• Minimum 5 years in Real Estate/Finance or Banking experience required.
• Excellent financial analysis skills and Waterfall modeling experience.
• Ability to create complex models from blank Excel files as needed.
• Advanced Excel skills including macros, data tables, array formulas, and lookups.
• Understanding of yield, IRR, NPV, cap rates and related metrics.
• Highly motivated with accountability and ability to multi-task under deadlines.

Responsibilities

• Build & maintain Excel pro forma models for new multi-family development and value-add acquisitions.
• Maintain complex financial modeling and spreadsheet analysis in Excel.
• Create ad-hoc financial models when templates are not available.
• Coordinate market data, occupancy data, expense analysis, and rent/sales comparables.
• Prepare Confidential Information Memoranda in PowerPoint for lenders/investors.
• Conduct market research including vacancy and rent growth.
• Review broker packages to underwrite potential acquisitions.
• Coordinate information for due diligence in development, acquisition, and disposition.
• Organize data analyses, draw conclusions, and make recommendations.
• Create dashboards, templates, and analyses tracking property performance.
• Prepare cash flow forecasts; assist with capital calls and distributions.
• Create and audit preferred return tracking schedules.

Pay Range: $120,000-$150,000 annually

Location: based out of our Newport Beach, CA office; no remote or hybrid schedule available

Our teams work hard to maintain a culture that is conducive to creative thinking, empowerment, and collaboration. We are currently looking to fill a full-time Financial Analyst position in our Newport Beach office.

The Financial Analyst will assist the Investments team in evaluating and analyzing new development and acquisition opportunities, as well as supporting Asset Management and Investor Relations on existing portfolio of multi-family properties. Provide financial analysis related to short and long-term strategies that may include development or redevelopment scenarios, re-positioning strategies, and renovation initiatives. This position requires a high degree of sensitivity and discretion, excellent organizational skills and attention to detail, a proactive, customer-focused mindset, proficiency with Microsoft Office suite, strong collaboration and communications skills.

Essential Job Functions:

• Build & maintain Excel pro forma models for new multi-family development and value-add acquisitions.
• Maintain complicated financial modeling and spreadsheet analysis in Excel.
• Create complex ad-hoc financial models when no template is available.
• Coordinate information regarding market data, occupancy data, expense analysis, aerials, maps, property tax, and rent/sales comparables.
• Create/update Confidential Information Memoranda in PowerPoint for distribution to lenders/investors/appraisers, etc.
• Market research including vacancy, absorption, rents, rent growth, etc.
• Review and process broker packages in order to underwrite potential acquisitions.
• Coordinate financial information (contracts, third party reports, etc.) as part of the due diligence process for development, acquisition, and disposition efforts.
• Organize and present data analysis, draw objective conclusions and make recommendations.
• Create, implement, and maintain various tracking criteria related to property performance; develop and maintain sophisticated dashboards, financial models, templates and analyses.
• Prepare and update cash flow forecasts; work on capital calls and distributions as requested and with accounting.
• Create and audit preferred return tracking schedules.

Experience/Requirements:

• Requires a degree in finance, economics, real estate, accounting, or a related field.
• Minimum 5 years in Real Estate/Finance or Banking experience required.
• Must have excellent financial analysis skills and expertise with financial modeling tools to include Waterfall modeling.
• Must have exceptional ability to create complex models and analysis from blank Excel files as needed.
• Advanced skills with Excel (e.g., macros, data tables, array formulas, lookup formulas).
• Understanding of applicable financial metrics (e.g., yield, IRR, NPV, cap rates, etc.)
• Must be highly motivated with a can-do attitude and accountability for all tasks.
• Must have high degree of flexibility and ability to calmly handle multiple issues that may arise.
• Must enjoy and operate efficiently in a fast dynamic environment.
• Laser focused attention to detail.
• Excellent communication skills (verbal and written) and have the ability to work across functions.
• Must be well organized and able to multi-task with limited supervision while adhering to deadlines and maintaining absolute accuracy.
• Able to travel as needed.

This position requires attendance at offsite meetings, visits to other Company operated locations, purchase of goods from offsite vendors and other tasks away from a single assigned location. Applicant must have a valid driver's license or be able to utilize an alternative form of transportation at their own expense which allows them to reach the required destination in a time period comparable to that if they were to drive their own vehicle.
