Job description

(Anticipated Hiring Range: $24.33 - $25.56/hour) Positions assigned to this class perform various maintenance tasks on city buildings and facilities, including mechanical equipment repairs and inspections. Perform semi-independent preventative maintenance on HVAC/R. Oversees the work of private contractors and minor remodeling projects. The following is intended to describe core work functions of this classification. While the level and broad nature of essential duties may not change, specific work tasks may vary over time depending on the city’s needs.

  • Maintain and replace electrical fixtures to include but not limited to, receptacles, GFI, photo cells, ballast, wiring, conduit, breakers, transformers, relays, contact points, fans, motors, pumps, etc.
  • Roof repairs, to include patching, repair tile and carpets, install electrical equipment, replace locks and doors, weather proof exterior windows, walls and doors.
  • Performs preventative maintenance and repairs on plumbing fixtures, water heaters, faucets, valves, fire sprinkler lines, water lines. HVAC/R systems including cooling towers, c systems; pumps and boilers.
  • Assist in the installation of HVAC/R units, heaters, motors, compressors and mini splits and equipment.
  • Repairs or replaces electrical components, such as: contact points, starters, motors, transformers, breakers, fuses, relays, wire looms and capacitors.
  • Maintains written or electronic logs on preventative maintenance, cooling tower, water use, filter changes, belt life, bearing life and cooler pump life cycles, HVAC/R units, boilers and fans. Evaluates and recommends, HVAC/R replacements and new products to lower maintenance and operating costs of HVAC/R equipment.
  • Maintain records and monitor activity on Energy Management Control Systems.
  • Conduct safety inspections and checks of emergency lighting, smoke detectors, fire extinguishers and fire sprinklers.
  • Replace air filters on a routine schedule. Perform general cleaning and maintenance tasks on vehicle and equipment. Monitor equipment operations to maintain efficiency and safety.
  • Obtain price quotes for suppliers and labor estimates for projects.
  • Communicate verbal and written on projects and project needs to coworkers, vendors and contractors.
  • May supervise lower-level facilities maintenance staff.
  • May analyzes gauge and meter readings related to: pneumatic air, water pressure, water chemicals and solids content, refrigerant pressures, oil pressure and contaminant content. Maintain all records of evaporative cooling equipment. Replace belts, bearings and filters.
  • Support the City’s policies, goals, and objectives and work with management and other staff to ethically achieve such goals and objectives; ensure compliance with safety procedures.
Education and Experience

Must possess a high school diploma or GED, and three (3) years paid full-time experience in building construction trades or facilities maintenance or operations, or repair and installation of heating and air conditioning systems.

Knowledge
  • City and Department procedures, policies and guidelines; City Code.
  • OSHA laws, regulations and standards; National Incident Management System (NIMS) procedures.
  • National Electrical Code (NEC) standards.
  • Installing, troubleshooting and repairing HVAC/R systems, plumbing and electrical systems.
  • Methods and techniques used in the operation, maintenance, installation and repair of large HVAC/R systems in an industrial environment.
  • Locate and repair refrigerant leaks, balance air systems.
  • Federal EPA regulations on handling and disposal of refrigerants and related chemicals.
  • HVAC air balancing
  • Injury prevention, safety standards and proper procedures.
Skills
  • Building trade skills to include HVAC/R, plumbing and electrical systems.
  • Building automated control systems and digital electronic HVAC controls.
  • Operating a personal computer utilizing standard software such as Microsoft Office and specialized software and standard office equipment.
  • Assessing and prioritizing multiple tasks and demands; presenting a professional demeanor while working in stressful situations.
  • Establishing and maintaining cooperative working relationships
  • Clear and concise communication verbal and written.
  • Performing tasks in various trades (carpentry, masonry, construction, HVAC, electrical, plumbing, etc.)
  • Proper use of various power and hand tools; Interpreting blueprints and construction plans.
Pre-employment Requirements

Candidates who are selected for appointment may be fingerprinted, if 18 or older; successfully complete a background investigation, employment verification and may be subject to a drug/alcohol test, medical, polygraph and/or psychological evaluation. Candidates who are appointed will be required to possess a valid driver’s license to operate a vehicle in Arizona or meet the transportation needs of the position.

License/Certification

Must obtain a Section 608 Technician Certification - Type I & Type II certification as required by 40 CFR, part 82, subpart F from the U.S. Environmental Protection Agency within one year of appointment.

Physical Demands and Working Environment

Work is performed in an outdoor/indoor environment and will require the operation of a vehicle and tools. Required to perform a full range of motion with lifting and/or carrying items weighing up to 75 pounds; bending, stooping and climbing ladders. Some work is performed in a standard office environment. May require frequent sitting and continuous operation of a personal computer.
