Job summary

QTS Data Centers is seeking a Senior Development Project Manager (Data Center Construction Design) to lead multi-site development programs. You will manage budgets, schedules and stakeholder communications, shaping master plans and capital budgets with design and construction teams.

Requirements include aBachelor’s in Science/Engineering and 5+ years in commercial construction; MBA is a plus. You will liaise with executives, procurement, and product teams while travelling as needed.

Qualifications

• Bachelor’s degree in Science or Engineering or equivalent professional experience.
• Five or more years in commercial construction with multiple project delivery methods.
• Proficiency in PowerPoint and Excel for executive program updates; travel as needed.

Responsibilities

• Manage multiple campus projects with updated budgets, schedules and reports.
• Create monthly updates for executive reviews and present findings clearly.
• Develop master development program and capital budget with design teams.
• Negotiate pricing and review contractor pay applications and changes.
• Collaborate with Sales Engineers and Product teams for deal support.

What You Will Do:

Manage multiple projects on a campus(es) and maintain updated budgets, schedules, and status reports for eachCreate and communicate updates on development program & project status on a monthly basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision makingWork with QTS stakeholders, design, and construction teams to create a master development program for site(s), including a complete campus design solution and capital budget.Manage entitlement and permitting needs for each assigned site project(s)Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. Continuously update a campus master plan to provide predictable statistics in a dynamic environmentWrite scopes of work for design, construction, commissioning services & participate in procurement and project cost estimatesEvaluate and level pricing proposals for design, construction, and commissioning servicesWork closely with strategic procurement team on equipment procurement and delivery processEnsure appropriate submittals are coordinated with site stakeholdersMonitor & create project budget / cost-to-date against overall project budget.Establish project schedules and manage teams to on-time completionReview and approve monthly pay applications from the contractorsReview change order requests from contractors and negotiate pricingEstablish site construction security procedures in conjunction with site security teamDevelop plans for product deployment and review / communicate plans with QTS staff involvedCollaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location.Establish and maintain relationships serving as liaison with key QTS stakeholdersRepresent QTS Interests as leader in OAC meetingsCreate & build relationships that enhance QTS’s ability to be a leader in creating the World’s Most Valuable Data Center Real EstateAid in due diligence efforts for potential new sites on an as-needed basisWork with the internal development team to enhance project management processes and protocols.

What You Will Need to be Successful (basic qualifications):

Bachelor’s degree in Science or Engineering or equivalent professional experienceFive or more years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management @ Risk, and Design Build project delivery methods from conceptual development through procurement to close outExperience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive level, and Excel to create and maintain site program & individual project budgetsBe able to travel as needed for the business.

Other Key Skills:

MBA, Masters in Engineering, Management, or related field desirableExperience with delivery of mission critical data center facilitiesExtensive experience with management of MEP trades.
