Job summary

AMD is seeking a Senior Data Center Acquisition and Investments Manager to source, evaluate, structure, and execute data center capacity transactions. You will work with developers, operators, cloud providers, and lenders to secure scalable, cost-effective capacity while protecting AMD’s interests.

You will lead market screening, diligence, and investment committee materials, building advanced financial models and negotiating complex terms to support strategic growth in AI infrastructure.

Qualifications

The Role

AMD’s Corporate Development and Data Center Strategy organization is seeking an experienced data center acquisition and investment professional to source, evaluate, structure, and execute transactions that expand AMD’s access to AI infrastructure. This role sits at the intersection of corporate strategy, real estate and infrastructure investment, commercial negotiation, and financial structuring.

The Senior Data Center Acquisition and Investments Manager will lead opportunities from market screening and diligence through investment approval, agreement execution, and portfolio monitoring. The role will work with data center developers, operators, cloud service providers, neoclouds, capital providers, utilities, and local jurisdictions to secure scalable, cost-effective capacity while protecting AMD’s commercial and financial interests.

The Person

The ideal candidate is a commercially rigorous, results-driven professional with strong data center transaction, investment analysis, and financial modeling capabilities. This person can translate technical, market, legal, and financial inputs into a clear investment recommendation; negotiate effectively in complex situations; and maintain momentum across multiple high-visibility transactions. The successful candidate communicates crisply with senior executives and thrives in a fast-moving, global environment.

Key Responsibilities

• Lead the sourcing, evaluation, structuring, negotiation, and execution of data center capacity transactions, including colocation leases, powered-shell and build-to-suit arrangements, development partnerships, direct real estate acquisitions, and strategic investments.
• Develop transaction strategies and negotiate letters of intent, leases, development agreements, purchase agreements, exclusivity arrangements, credit support structures, and related commercial terms in partnership with Legal and Finance.
• Build and review detailed financial models using NPV, IRR, ROI, TCO, cash flow, sensitivity, and scenario analyses to compare alternatives and support capital allocation decisions.
• Prepare investment committee and executive approval materials that clearly articulate strategic rationale, valuation, economics, key risks, mitigations, and recommended terms.
• Conduct commercial and real estate diligence across site control, title, permitting, development schedule, power availability and deliverability, fiber connectivity, construction readiness, counterparty capability, and operating requirements.
• Assess counterparties, capital structures, financing plans, and credit strength; identify execution risks and recommend contractual, financial, or structural protections.
• Partner closely with Legal, Finance, Tax, Treasury, Accounting, Engineering, Operations, Supply Chain, and Government Affairs to align transaction requirements and meet decision and delivery timelines.
• Conduct market scans and competitive analyses to identify priority markets, benchmark pricing and commercial terms, evaluate supply and demand, and develop actionable acquisition pipelines.
• Manage external relationships with developers, landlords, operators, advisors, lenders, investors, and public-sector stakeholders; maintain senior-level engagement throughout the transaction lifecycle.
• Maintain the acquisition and investment pipeline, data rooms, decision logs, and reporting dashboards; track aging, conversion, capacity, capital exposure, value creation, schedule, and portfolio performance.
• Monitor executed transactions through development and readiness milestones, escalating material deviations and coordinating commercial remedies or mitigation plans.
• Support ad hoc strategic analysis and executive briefings related to global data center capacity, infrastructure investment opportunities, and partnership strategy.

Minimum Qualifications

• Bachelor’s degree in Real Estate, Finance, Engineering, Business, Economics, or a related field, or equivalent practical experience.
• Six or more years of experience in data center acquisition, commercial or industrial real estate, infrastructure investing, corporate development, investment banking, principal investing, business development, or a related field.
• Six or more years of experience negotiating and structuring complex commercial agreements or leading transactions from diligence through execution.
• Demonstrated experience with corporate finance concepts and advanced financial modeling, including NPV, IRR, ROI, TCO, cash flow, sensitivity, and scenario analysis.
• Experience coordinating cross-functional diligence and presenting transaction recommendations to senior leadership or an investment committee.
• Ability to travel domestically and internationally up to 25 percent, based on business needs.

Preferred Qualifications

• MBA, JD, or other relevant graduate degree.
• Deep understanding of data center markets, site selection, lease structures, development economics, mission-critical infrastructure, and hyperscale delivery models.
• Experience with data center leases, development partnerships, real estate acquisitions, structured investments, joint ventures, or credit support arrangements.
• Understanding of data center power, cooling, fiber, construction, and operating requirements sufficient to assess commercial feasibility and transaction risk.
• Familiarity with agreement terms and the ability to review and redline commercial documents in coordination with counsel.
• Experience assessing counterparty credit, project financing, sources and uses, capital stacks, and risk‑adjusted returns.
• Advanced Excel and PowerPoint skills; experience with Power BI, Tableau, or comparable analytics tools is a plus.
• Excellent written and verbal communication, with the ability to synthesize complex information into clear insights and executive‑level recommendations.
• Strong judgment, attention to detail, and the ability to manage multiple transactions and priorities in a changing global environment.
• Familiarity with the hyperscale, cloud, GPU, or AI infrastructure ecosystem.
